Embracing Sustainability in Office Spaces: A Growing Trend The adoption of green-certified buildings in India’s office market has gained significant momentum. In Q2 2024, approximately 13 million square feet of office space was leased in green-certified buildings across the top six cities, representing a 24% year-on-year growth and accounting for an impressive 82% of total leasing activity during the quarter. This surge is driven by SEBI's mandatory sustainability reporting and carbon-neutral initiatives. Developers are responding to this demand, with 70% of new supply being green-certified in Q2 2024. Retrofitting older stock is also underway, as 300-350 mn sq ft of ageing office spaces hold potential for refurbishment. These green spaces offer tenants tangible benefits, including lower operational costs, improved indoor air quality, and enhanced employee productivity. Prioritising green-certified spaces helps advance broader sustainability goals, ensuring India's real estate sector contributes meaningfully to the net-zero mission and sets a benchmark for global sustainable urban development. #sustainability #growth #urbanisation #infrastructure #UrbanDevelopment #SEBI

This building is a green flag.... Recently, I participated in a Real Estate event on Real Estate and Sustainability. An echoing debate at the event was on “What defines Green in commercial office buildings?” The definition of a "Green" office building is undergoing a significant shift. While eco-friendly features like solar panels and waste management remain essential, they're just one piece of the puzzle. Modern tenants crave a work environment that prioritizes not just sustainability, but also their well-being and convenience. So, what truly makes an office building "Green" today? Dear Developer friends according to me fusion of sustainability and corporate-centric amenities creates the actual Green Building for the following appended reasons: 1 - Attract and Retain Top Tenants: By prioritizing both sustainability and tenant well-being, your building becomes a magnet for high-quality tenants who are more likely to stay long-term, reducing vacancy rates and boosting your rental income. 2 - Command Premium Rents: Tenants today are willing to pay a premium for a workspace that reflects their values and caters to their needs. Sustainable features combined with convenient amenities like on-site dining, childcare, and banking services make your building a highly desirable option, allowing you to command top rental rates. 3 - Future-Proof Your Investment: By embracing sustainable practices and focusing on tenant well-being, you're not just creating a trendy space; you're building for the future. These features are increasingly sought after by businesses, ensuring your development remains competitive and attractive for years to come. Comment below, What features do you think make an office building truly "Green"? #GreenBuilding #Green #VoiceofRealEstate #Mumbai #AKG #RealEstateIndia #RealEstate #India #Office #CommercialRealEstate

Adoption of Green practices in flex office segment is being ensured with 3 growth levers: ✅ Increase in demand: As per GCC ESG Survey 2024, 51% GCCs are working with global sustainability leaders in enabling end-to-end ESG implementation. ✅ Advantages for supply side: On an average, Green-certified buildings attract a premium of 12-14% on rentals. ✅ Government interventions: Indian Government's resolve on achieving net zero emissions by 2070 is continuously impacting policies around clean energy, waste management and reducing carbon footprint for office buildings.
