Hello! I'm searching for a job where I can help mortgage brokers remotely. I've worked for 2 years as an assistant to a mortgage broker in Australia. Here's what I can do: 1. I know a lot about different types of loans, how the loan process works, and what each lender needs. 2. I'm good at keeping records updated, talking to customers well, and making sure loans get finalized smoothly. 3. I can help with customer letters and welcome packs, and I'm careful about keeping loan records organized in our computer system. 4. I make sure all the important documents are managed properly and that we follow all the rules in the mortgage industry. 5. I handle ordering property appraisals and reports, making sure they're correct and done on time. 6. I enter loan applications into our computer system and make sure all the paperwork is correct before sending it off. 7. I keep in touch with customers to make sure we have all the documents we need and work with lenders to keep things moving smoothly. 8. I'm good at putting together loan applications, figuring out if people can afford the loans, and getting the applications sent off quickly. 9. From when the loan is approved to when it's finalized, I stay in touch with lenders and other people involved to make sure everything goes smoothly. 10. I also help with other things like increasing loan amounts, making changes to loans, and helping customers with their banking questions. Not hard to stand out if you truly wanted a chance if no ones doing it. > 4 out of 6 spelling errors multiple times in their resume Maybe just maybe you arent getting offers because. You are spam sending your resume out. You arent reading requirements. But you think you can do a highly technical role, with a very low error rate that involves all the things you havent done on a simple application. If you have one month of vacancy and have to pay a mortgage payment on that property, that's the equivalent of an entire year of management fees typically. So if a property manager can decrease their vacancies and increase the rent amount, their property management services are essentially free. You have to help them see how it would be stupid for them not to be using a property manager. Without you, they'll likely be losing more money and time having to deal with legal issues, maintenance, rent collection, and more. This is how to close more property management deals.

The mortgage lending criteria around contractors is complex. So I thought it would be useful to provide a brief overview of the main criteria banks and building societies use to assess an application... ➡️A minimum of one year's contracting experience OR ➡️If less than one year, two year's work in a similar industry-specific employed role ➡️at least 3-6 months on the contract remaining OR ➡️evidence of an upcoming contract renewal OR ➡️evidence of a new contract with a different employer (minimum 6 months term) ➡️Some lenders want the contract to have renewed at least once ➡️Some lenders don't accept breaks of more than 6 weeks between employment contracts ➡️The contract can be paid by the employer directly via PAYE OR ➡️Using an Umbrella company OR ➡️By invoicing and receiving payment into your Limited Company ➡️Contractors can be treated as either self-employed or employed for income assessment ➡️Employed is usually better as it means your income is assessed using your day-rate AND you don't need 1-2 years self-employed trading history. ➡️Higher earners with sufficient contracting experience are usually treated as employed. ➡️Day rate income is typically assessed as 46 weeks x 5 x day rate. ➡️Self-employed income (if day rate can't be used) is based off your latest year's salary and dividends or salary and net profit OR ➡️An average of the last two year's figures. ➡️Lending multiples are 4.5 x single or joint income OR ➡️4.75-5.5 x income for higher earners.
