Building up can bring more affordable housing to an area because it increases the housing supply without expanding the area's footprint. By constructing multi-story buildings, developers can maximize land use and create more housing units within the same space. This increased density can help lower construction costs per unit, making it more feasible to offer affordable housing options. Additionally, building up in urban areas can make public transportation and amenities more accessible, reducing the overall cost of living for residents. Plans have been submitted to transform a 1960s brutalist multi-storey car park into over 100 flats in Newcastle-Under-Lyme. Developer Capital&Centric aims to create one-to-three bed flats with a social hub, gym, mini-cine, and lounge space, revitalizing key town center spaces. These innovative plans for the Midway car park are part of a larger project with the Council, backed by over £35m of investment from the Government’s Future High Street Fund and Town Deal Fund. John Moffat, joint managing director at Capital&Centric, emphasises the importance of bold and creative approaches to brownfield land development, providing much-needed homes in a prime town center location. Councillor Simon Tagg, Leader of Newcastle-under-Lyme Borough Council, commends the proposal for repurposing the Midway site, avoiding wasteful demolition, and contributing to the town's regeneration alongside other key projects. Exciting Update: Epic Development is moving forward with a delayed townhome project in Atlanta’s Benteen neighborhood, just south of the Beltline. The project will feature 39 for-sale townhomes on 2.3 acres near Red's Beer Garden, with prices in the mid-$600,000 range. Construction is expected to begin within the next three to four months. The site is near Empire Communities’ large Zephyr development and other nearby projects in Chosewood Park and Boulevard Heights. The Beltline’s Southside Trail is also under construction and expected to open by 2026. Parking: The plan includes 321 on-site parking spaces, with an additional eight off-site spaces. Community Impact: At least 40% of the units will be designated for households earning no more than 120% of the area median income, ensuring affordable housing options. The Live Local Act allows developers to exceed local zoning limitations in exchange for providing affordable housing. Under this legislation, Bazbaz Development's proposal, which stands at 48 stories, could have been as tall as 60 stories but already surpasses Wynwood's current 12-story height restriction. Previous Plans and Acquisition: The current proposal is a significant departure from Bazbaz Development's initial plan, which featured an eight-story and a 12-story building with a total of 339 apartments. Bazbaz acquired the development site in 2022 for $12 million, highlighting their commitment to transforming the area. Broader Impact: The Live Local Act has sparked numerous development proposals across South Florida, aiming to address housing affordability while encouraging urban growth. Developer Capital&Centric aim to transform Midway car park into one-to-three bed flats with social hub, gym, mini-cine and lounge space. Developer aims to give brutalist concrete structures in prime town centre spots a new lease of life while saving embodied carbon within them The proposed neighbourhood is the first of three sites being brought forward with the Council to re-boot key town centre spaces, a project which has attracted more than £35m of investment from the Government’s Future High Street Fund and Town Deal Fund. John Moffat, joint managing director at Capital&Centric, said: “The challenge of building on brownfield land is you need to be bold and creative in your approach. Our radical plans for Midway are exactly that, and will bring forward much needed homes in a prime town centre spot. Existing Midway multi-storey car park “People thought we were mad when we said we wanted to create new homes from a car park but the plans show that it can work and it’s actually made for a more interesting and unique neighbourhood.” Councillor Simon Tagg, Leader of Newcastle-under-Lyme Borough Council, said: “The ageing and outdated Midway will soon be redundant with the opening of Castle car park and this exciting proposal avoids wasteful demolition and allows new housing to spring up on a prominent town centre brownfield site. “Castle car park will provide a clean, safe car park for the whole town centre. Along with the regeneration of the Ryecroft and York Place with homes, shops and open space, we are beginning to see the visible signs our multi-million regeneration.”  

As the housing and rental crisis continues to linger, we are thrilled to receive development approval for Celsius Property Group’s major residential development within Montario Quarter. The proposal is split between a ‘Build to Rent’ building consisting of 226 dwellings designed by Rothelowman, and a ‘Build to Sell’ building consisting of 72 dwellings designed by Space Collective Architects. Diverse housing that is accessible, desirable and deliverable is exactly what our city needs. The BTR building is only the third approval in Perth to break past the 200+ dwellings barrier. This project alone will expand the approved BTR pipeline in Perth by 15%. Whilst BTR is well established in larger cities on the east coast, it is still relatively new in Perth. It has arisen in the context of changing building conditions – the acute housing and rental shortage is as much a construction crisis as it is a housing crisis. By eliminating the pre-sales process and simplifying the build through avoiding owner requested customisations to apartments, BTR significantly improves the ability to bring urgently needed homes to market. Through centralised management, the BTR model also provides lifestyle and social benefits to its residents, and offers a more curated and low maintenance living experience. Substantial communal spaces are also key to the development, as this encourages casual interactions and builds a community and support networks amongst neighbours. This model also allows for greater flexibility and ‘right-sizing’, whereby residents can live in the apartment that suits them at that moment of their life, rather than buying the ‘future family home’ or having ‘empty nesters’ living in homes that are larger than necessary. Hazelview Investments is playing a part in trying to alleviate Toronto’s rental housing deficit with a couple of major projects that will deliver over 1,300 rental units to a market desperate for inventory. It will also result in the upgrading of 184 existing apartments, reported Real Estate News Exchange (RENX). "The developer and manager, which operates more than 23,000 rental units in 25 cities spanning six provinces, has around 1,000 units planned in the Bloor and Dufferin neighbourhood, and 520 new and refurbished suites at 73 and 75 Broadway Ave. in Midtown. The latter project is employing a dual strategy at one location: the refurbishment of the 184 existing apartments in a 10-storey, 1960s-era building and the construction of an adjoining 38-storey tower which will contain 336 units.
