When it comes to the housing crisis, it's not just about supply, and it's not just about numbers, it's about rethinking the entire process and approach to delivering homes. More than just an economic issue, it is fundamentally a design issue. I wanted to share an image I made a couple of years ago, as we were conducting research into the housing issue in Toronto with Proof Housing . My partners Jack Lipson and Kyle Brill realized that the city needed 52 towers of missing housing in order to balance the market. This was more than a number for us, however. It was a critique of how our housing system is set up to favour certain scales of development, and how a series of policy changes in the 1970s set up a system that benefits a small handful of developers that have deep enough pockets to play the game and shape the world we live in. Our planning system has done very little to change this. I wanted to see what our city would look like with these 52 towers, and hope it resonates with others. The crisis is not just about supply. And when we talk about supply without speaking about typology or process, we are inadvertently providing fuel to empower a system that is clearly broken. We need to rethink the process, and allow space for alternative models. Unless this is the future you picture.

Can continued suburban expansion alleviate rising housing costs in the urban center, or will cities have to grow denser to become more affordable? On one side of the debate are those who argue that residential mobility between submarkets is high, so increasing aggregate housing supply will make housing more affordable for everyone, regardless of what kind of housing is built and where it is built. Those on the other side of the debate argue that residential mobility is in fact low, and therefore building more housing will make cities more affordable for low- and middle-income families only if the newly built housing is relatively affordable and located near those families.
