My first investor was my coworker’s father who invested $525,000 in my deal. It had nothing to do with luck. I studied real estate at the University of Wisconsin. Early in my career, I was surrounded by hundreds of other people who studied and worked in real estate. One day, I was talking to my coworker about a few deals I liked and the deals I had done myself. He mentioned his dad was interested in investing in real estate. So I set up a meeting the next day. Now, here’s the thing: My coworker was (obviously) also in real estate. By proxy, his dad was interacting with a lot of people in the real estate industry before he met me. But by the time we sat down for that meeting, I already had 4 deals under my belt. I showed him a few options I liked, and he picked out a $3M shopping center he was interested in. He agreed to invest $525K in the deal. Since then, he’s invested over 30x that amount. He agreed to take a chance on me because I had experience, I had done my homework, and I took action. And he's kept coming back because: 1) The deals have gone well. 2) He’s had a great experience. As long as you maintain your focus on those 2 things, you’ll have investors for life.
