Be the alternatives offer many benefits to a portfolio, and they deserve a large allocation. First of all, they often capitalize on demand drivers that are structural or demographic in nature. So these trends like the aging of the US population which is driving demand for senior living facilities and medical office. Second, the alternatives offer great diversification benefits as many of them as less linked to or even delinked from the macroeconomic cycle compared with the four primary property types which are all highly correlated with each other and with the larger cycle. 3rd alternatives are often defensive in nature, which makes them a great addition to portfolios. It helps position them for resilience over the long term while not necessarily sacrificing higher returns for lower volatility. And 4th, alternatives have shown strong historical performance and have some of the best outlooks among all sectors going forward. As you can see here, alternative sectors have outperformed traditional ones in terms of revenue growth, which takes into account occupancy and rents over the last five years, which are shown in the yellow bars on the left side of your screen. And alternatives are expected to outperform by an even wider margin over the next several years, as shown in the blue and green bars on the left hand chart. And on the right side of your screen, you can see that the top five sectors in terms of expected revenue growth over the next several years are all alternative sectors.
