Spot the Problem: Chimneys in Traditional Terrace House Conversions In order to maximize layout in traditional terrace house conversions, removing chimneys is often necessary. During a recent development visit, I encountered key considerations that anyone planning such a project should keep in mind. Removing or repairing shared chimney stacks involves more than just knocking down some bricks. There are legalities, neighbor relations, and structural impacts to consider. The Party Wall Act of 1996 governs shared structures like chimney stacks in the UK. This means you need to notify your neighbors and obtain a party wall agreement before any work begins. This agreement will outline the planned work, responsibilities, and any necessary compensation. One of the main concerns is maintaining the structural integrity of both properties. It's essential to consult with a professional who can assess the situation and recommend the best course of action. For example, you might need to install a steel beam to support the remaining structure. Additionally, removing a shared chimney stack can lead to damp issues and debris falling into neighboring properties. Steps such as sealing newly exposed masonry or installing protective barriers during the removal process are crucial to prevent these problems. If you're planning a loft conversion or making changes to your roof, the impact on your shared chimney stack must be considered. This might involve reinforcing the stack, modifying the roof structure, or installing a dormer to accommodate the changes. Sure, here’s the corrected version: Now, all this comes at a cost, of course. The beauty of an HMO conversion project is that it allows the investor to recycle most of their investment through refinancing. But the loop can be tight, so look out for shared chimney stacks to ensure your investment doesn’t go up in smoke. #partywallagreement #surveyor #hmoconversion #propertyinvestor #ukdevelopper #refinancing #propertydevelopment #turnkeyproject #propertysourcer #ukproperty #buytolet #propertydeveloper #brrr

Like all building waterproofing, blindside or pre-applied waterproofing is subject to the 90%/1% principle – just 1% of the building envelope’s total surface area will account for 90% of its water intrusion issues. As this white paper shows, those weak spots are usually at the transitions between slabs, shoring walls, plaza decks, or wherever the foundation waterproofing membrane meets the building envelope – check out this white paper for more. https://ow.ly/pezg50S90ag #Henry #HenryCompany #BuildingEnvelopeSystems #Waterproofing

❗️🪜 discrepancy between staircase vs beam: We found a discrepancy between the RC staircase (1st step) and the RC beam alignment. This is important to ensure that the starter bars for the staircase, coming out from the beam, ✅️ are within the horizontal portion of the staircase step (tread). Otherwise, the starter bars for the staircase might ❌️ lose their concrete cover, ❌️ become exposed, ❌️ or result in new starter bars being installed. #engineerlife #discrepancy #staircase
