The Momentum for Modular Hotels was at an all time high prior to the 2020 Pandemic that brought the hotel industry to a halt. We're now getting pre-pandemic levels of interest for modular hotels. Great time to look back at a solid case study for modular hotel construction: The Home2 Suites in So San Francisco. The hotel took only 16 months to complete from breaking ground to occupancy. It would have taken 24-30 months to build a hotel of this kind using conventional methods. With above average occupancy rates in the Bay Area, it is estimated that opening (on the conservative side) 8 months early added over $6 million dollars in additional revenue. Read More:

This week a few members of our team at Cox Hospitality Construction Services Inc. are gathering on site to kick off a model room phase for a new Upper Upscale hotel project! The model room process is one of the most valuable steps in any hotel renovation project. While it is sometimes viewed as an added expense or a delay, it’s actually an investment in project success. Our team put our heads together to outline the main benefits below: ✅ Risk Mitigation: By focusing on one room first, we can work out any unique design or construction challenges before scaling up to the entire property. ✅ Clarity for Stakeholders: A physical model provides a clear vision of the finished product, helping owners, investors, and designers align on expectations. ✅ Quality Assurance: Testing materials, finishes, and layouts ensures the final result meets brand standards and exceeds guest expectations. For this current project, the model room will serve as a blueprint for success. It’s not just a room; it’s the foundation of a smooth and efficient renovation for the entire property. We truly believe that the model room process is a strategic step that saves time, money, and headaches in the long run, and will continue to promote the benefits. Looking forward to sharing updates from this exciting project! #hotelrenovation #hotels #hospitalityrenovation

Maximizing Value in Hotel Renovation Projects: Trends, Challenges, and Solutions - Part 2: Challenges in Hotel Renovation Projects: Minimizing Guest Disruption: One of the greatest challenges in hotel renovation projects is maintaining operations while construction is ongoing. Ensuring guest satisfaction during this time requires strategic planning, including phased renovations and clear communication to manage guest expectations. Many hotels have successfully implemented phased renovation strategies to minimize disruptions, ensuring that guests continue to enjoy a high-quality experience throughout the process. Cost Control and Budget Management: Renovations often come with unforeseen costs, from structural issues to supply chain delays. Effective cost control is essential to prevent budget overruns. Establishing a detailed project plan, setting realistic contingencies, and collaborating closely with contractors can help mitigate financial risks. Hotels that involve contractors early in the process are better positioned to manage cost challenges and avoid unexpected expenses. Maintaining Brand Identity: Striking the right balance between updating a property and maintaining its core brand identity is a delicate task. Guests often return for consistency, and overly drastic design changes can alienate loyal customers. Successful hotels have managed to modernize their interiors while preserving the iconic elements that define the brand, ensuring that renovations stay aligned with guest expectations. Lessons Learned from Successful Hotel Renovations Incorporate Guest Feedback: Analyzing guest feedback before starting renovations ensures that the project targets areas directly affecting the guest experience, such as outdated bathrooms, noisy hallways, or insufficient tech amenities. Many successful hotels have used guest reviews to guide their renovation efforts, focusing on enhancing comfort and convenience, which ultimately leads to improved guest satisfaction post-renovation. Engage Contractors and Designers Early: Early engagement with contractors and designers allows hotels to anticipate potential issues and align project goals. This collaborative approach ensures that budgets and timelines are realistic, reducing the likelihood of delays or cost overruns. Many hotels have found that involving contractors from the outset of their renovation process leads to a smoother project with fewer unexpected challenges. #WATG #Renovations #Refresh #Reposition #Hospitality #Design #CreatingDestinations

Hoteliers, the more detailed planning and communicating you do right now with your designers, suppliers, general contractors, teams and importantly your guests, the more cost-effective and successful your renovation will be. “Start projects earlier and have them "shelf-ready," get the best teams possible in place, and have (several) contingency plans -- at Hotel Spaces, Carl Mayfield, EVP of Design & Construction at Park Hotels & Resorts, shared his fundamentals on pursuing capital projects during a time of escalating costs and recession concerns." With guestroom renovations, there is always that big FF&E elephant in the room. Whether to keep the furniture or replace it. With any hotel renovation, controlling costs is critical and maintaining the existing assets is a great starting point. The guestroom FF&E is one of the largest components of your existing assets. It’s important to look at the big picture financially as to where your investment will make the greatest impact and ROI. Whether you are completing a 7-year soft goods renovation, PIP or Capex renovation, sustainably refinishing your existing FF&E assets instead of replacement truly provides the most efficient allocation of your capital expenditure. The value add is that it keeps furniture out of landfills and reduces the carbon footprint for the property and surrounding community. Take the incredible savings and reinvest those dollars for your guests into the areas that will make the greatest impact. Reinvest for your guests! Important best practices for your next property improvement are to: 1. Focus on improving your existing assets. 2. Plan early and communicate with your team. 3. Don’t make price-driven decisions & don't throw away the specification! 4. Add more sustainability into your project and hotel. 5. Reinvest your savings into your hotel, employee training, security, technology, HVAC, lighting and more! Call Jeanne Shannon today at 1.800.523.9448 to discuss your upcoming guestroom renovation project.
