What's Next for The Store C-store Chain? The closure of The Store convenience stores and gas stations has been set in motion due to the bankruptcy of Mountain Express, the owner of the land and buildings. The parent company, Team Schierl Cos., announced that operations will cease by July 31, as reported by WSAW-TV. Despite this setback, efforts are underway to ensure a smooth transition for all associates, with plans to retain them in their current roles under a new operator. Back in 2022, The Store entered an agreement with Mountain Express, which saw the latter taking ownership of the properties while the former continued to manage day-to-day operations. However, Mountain Express's bankruptcy filing, initially under Chapter 11 and later converted to Chapter 7, has led to the eventual cessation of operations in August 2023. The Store, with its 25 locations spanning Wisconsin and Michigan, remains a significant presence in its region. Team Schierl Cos., besides its convenience store ventures, also delves into commercial leasing and development, showcasing a diversified portfolio despite this unforeseen challenge. Conn's faces possible mass store closures, bankruptcy Conn's, a Texas-based furniture and appliance store, is reportedly considering closing 100 stores across the U.S. amid significant losses over the past three years. This would represent nearly 20% of its footprint and over 40% of the stores it directly controls. The company operates more than 550 locations (378 of which are dealer-owned). The current retail landscape is a perfect example of how two seemingly contradictory things can be true at once. Retailer bankruptcies rose to 26 last year, the highest number since 2020, but at the same time retail vacancy has fallen to a near-record low of 4.1%. Other interesting highlights: - More than three-quarters of Stein Mart’s stores and 40% of Bed Bath & Beyond stores have been re-leased since their bankruptcies - Even with the uptick in bankruptcies, U.S. retailers are still on track to open more stores than they shut this year.  - Tenant bankruptcies with lease rejections represent an opportunity for landlords to replace with better credit tenants Retail is dead, long live Retail.

Bankruptcies continue to come to the retail sector. But something is different now. Retail landlords are not concerned. The US Retail vacancy rate is hovering around 4%. See the chart in the COMMENT BOX. Landlords now have best-in-class waiting lists. They can pick a best-in-class retailer and push rents at the same time. Despite the uptick in bankruptcies, U.S. retailers are still on track to open more stores than they shut this year. The slowdown in store openings isn’t because retailers don’t want to expand. Rather, people aren’t announcing openings because there’s nowhere to open. Retail construction has been subdued ever since online retailing took off. In the first quarter of 2024, just 9.5 MSF of retail were completed. In Q1 2008, 80 MSF were completed. Simultaneously, 155 MSF of mostly aging retail space has been demolished over the past five years. Supply is unlikely to increase soon. Building retail space doesn’t pencil out given the high land, construction, and labor costs.

Big Lots filed for Chapter 11 bankruptcy and is closing nearly 300 stores. This decision is crucial to ensuring financial stability and cost reduction across its 1,392 locations nationwide (Texas leading with 116 stores). Despite generating about $4.7 billion in revenue in fiscal 2023, Big Lots has faced declining sales following the drop in pandemic-driven demand for home furnishings.
