Leasing is pretty simple! It makes sense where the lessee only needs the underlying asset for only a portion of its life and/or the business has other uses for the capital. Not many business are sure they need their premises for the whole of the useful life, therefore Leasing business premises is the obvious choice and common place. Often cars used for business purposes can have a life much longer than that required by the business, therefore Leasing makes sense. Technology is another asset class that has a life beyond the warranty period, which is the traditional business life span, where a consumer may use it for home purposes. Again, Leasing makes sense. But beware the terms and conditions! In a property lease you would never agree to rebuild the building before vacating, for a vehicle lease imagine trying to return with the “new car smell”. Similarly, there are clauses in a Technology Lease you should be aware of. Plenty of Lessors have provided what seems to be a good deal initially, only to have onerous clauses at end of term that result in unbudgeted and significant hidden costs for the Lessee. I thought this was a good summary of a few of the things to watch out for.
