Just a few of the reasons why I don’t like the price/unit metric… It doesn’t tell me anything about the unit mix. It doesn’t tell me anything about the age of the asset. It doesn’t tell me anything about the rents and where they are relative to the market. It doesn’t tell me anything about the collections. It doesn’t tell me anything about the expenses. It doesn’t tell me anything about the occupancy. It doesn’t tell me anything about the condition. It doesn't tell me anything about the location. If it’s a mixed use building the metric is really flawed. Investors seem to love this metric but without context I find it to be pretty useless. All metrics have their limitations.
