‘’Breaking down a construction project in 30 seconds” The most concise description I’ve ever encountered. Kudos Bhragan Paramanantham First, a Developer buys land or an existing piece of real estate. He/she then needs to hire Designers (architects and engineers to design the project) and Contractors (first a General Contractor, who then hires subcontractors, to build the project per the Designer’s designs). Once hired, the Designers deliver to the Developer the (i) Drawings, or the graphical depictions of what is to be built in a project, and (ii) Specifications, or written documents detailing the work and workmanship required for the features displayed in the drawings–including building code compliance and requirements. The General Contractor (GC) bids on the project based on the Designer’s documents and will be responsible for delivering the project on budget and on time. The GC will do this by hiring specialized subcontractors (e.g., electricians. plumbers), managing suppliers and materials, and working with Developers to report on and solve for inevitable changes in cost, scope and time.

Behind the Scenes… We all want to show the flash and glamour of the Real Estate World, the investment we are currently working on, the amount of $$$$ we made for the investors. That’s great…Are you doing all you can behind the scenes to maximize even that? I am talking about the stuff that you don’t see that needs to be done to ensure that you have a safe, healthy environment for your tenants and your property. When you survey a property, how many people are there helping you? You are on site, then you have the roofer, the structural engineer (maybe), the plumber, the electrician, an exterior guy (mason, maybe), HVAC guy, Fire Safety (?), Community Safety (Police, Community watch), Environmental, and most likely a property management company. Prior to making your decision you wade through 10 different reports or more, and they in all likely hood come at different times! Would it better to have one report with all of the findings in one place? Is this your standard practice? Let me know your process, if it’s different than above.
