"Delivering on construction productivity is no longer optional," an update to McKinsey's 2017 report, reviews changes over the past seven years and ongoing issues like fragmentation, high labor costs, and complex regulations. It also explores how to leverage new technologies and support a sustainable future. Global construction spending is projected to increase from $13 trillion in 2023 to $22 trillion by 2040, fueled by green capex and societal needs. However, labor shortages and stagnant long-term projections for construction workers, combined with recent flat productivity, could lead to a $40 trillion shortfall in output by 2040. This shortfall would significantly impact growth, the net zero transition, and goals such as quality infrastructure and affordable housing supply. Improving construction productivity will be crucial for society and a competitive edge for companies. This research identifies major obstacles and offers five strategies for transformation.
