Review their strategy and track record, speak with them, understand how they think, and ask for investor referrals. Ask them how they've dealt with challenges. You want a sponsor with a proven track record and a strategy aligning with your personal investment goals. But just because you don't have decades of investing experience doesn't mean you can't do this. And remember, you want to start this process before there is a deal to review. Why I invested in my first syndication at 52 I used to think real estate syndications were fake or scams. I grew up with long-term holds and flipping houses as a cash investor. I never wanted to trust someone else to do right by my money. I am a control freak. But then I got older. I started meeting and talking to true syndicators through my podcast, Zen and the Art of Real Estate Investing. Not fake ones, real ones. It opened my eyes. So, at 52 years old, I went in on my first syndication because of the operator, Drew Breneman. I read the data and reviewed the prospectus, but I was betting on Drew and Breneman Capital. So far, it's been a huge win. The writing is on the wall with all the capital calls out there. Could you do the most due diligence on the operator and their track record, not the asset? Incidentally, I haven’t been clear. You’ve heard me say “Go Big” maybe 1000 times but what I really mean is “Go Biggish.” This is the reason why I’ve never done a real estate syndication, I want to do deals that are big enough for all of our investors to be interested but not big enough where I have to put together 100 person ownership groups. Go Biggish. Because you can keep most if not all the equity and make chunkier impacts on your financial goals. And have more autonomy to call the shots. And be able to maintain a closer relationship with your investment partners.
