💡 FACT: There’s no substitute for relentlessly driving forward and grinding through adversity. Here’s my story: 🇺🇸 It all started in New York. I was born and raised in a working class family in the Bronx. My dad was a union painter, and moved our family an hour north of the city when I was 7 years old. My parents taught me three important life lessons: ⚡The ability to choose right from wrong (and the courage to do so) ⚡Insane work ethic ⚡Faith (which is the most powerful force in my life) I have no brand name schools in my background, but attended solid schools in the NY State University (SUNY) system. I was also blessed with lifelong friends who challenged me to be a better and more virtuous person. 💥 I jumped at early leadership opportunities – running for public office 5 times before I turned 30. I lost my first race, but went on to win three terms from City Councilman up to a two year term as Mayor before losing a race for a much higher office. ✨ That loss hurt, but it opened doors I couldn’t imagine. I was 30 years old and had already made my first real estate investment many years prior. The opportunity came to partner with two of my best friends to build out a vertically integrated multifamily real estate investment and operations shop. 💥 I took the plunge and fully committed myself to the mission. We’d see the highest of highs and the lowest of lows, but we would ultimately go on to acquire over $2 billion in assets (and counting). 🚀 Through it all, I learned that friendship is way more important than business. When we took on the 195-unit property in Bedford, it was unstable, underperforming, and daunting. But today, I’m excited to share that this property has officially crossed into the "stable" category, achieving over 90% occupancy—a milestone worth celebrating! The journey was a lot of work. In late 2023, raising over $10M for this turnaround project felt like climbing a mountain, barefoot during a Michigan snow storm. The market was tough, sentiment was cautious, and every investor dollar came with a ton of responsibility to perform. Yet, as challenging as it was, it was kinda fun. We sort of fell in love with the responsibility of it all. My team and I saw it as an opportunity to prove our dedication to our investors, our team and our apartment business's core vision: building joyful, peaceful communities. Fast forward to today: We deployed a little over $3M in capital expenditures in under ten months—the fastest deployment in our company’s history. This aggressive approach allowed us to revamp the property thoroughly, addressing long-overdue upgrades and creating a living space residents are proud to call home. This turnaround is a testament to what can be achieved when responsibility drives every decision. Of course, the journey isn’t over—there’s still so much to accomplish. The ultimate goal is to make this project not just stable but an exceptional performer, creating significant returns for our investors. I just finished reading an article mentioning how "Fort Worth was noted as the top city in speed of permitting and speed of zoning." That is impressive considering the nonstop growth that has come with being the 13th largest city in America. I could not continue on my day without recognizing a few of the many people that allow our city to have this title. The Real Estate Council of Greater Fort Worth | This organization does a fantastic job at encouraging audit opportunities and conversation between civic leaders, key stakeholders, local business professionals and more. Dalton J Harrell & team | Despite feeling the growing pains first hand, the Development Services Department has worked tirelessly to refine processes, decrease wait times, and provide an overall excellent experience to those who are looking to do business in Fort Worth. Major kudos to to the way you lead your team so well, DJ! Robert Francis | I can always depend on staying in the loop with local news due to the talent Bob Francis brings to the Fort Worth Report. Bob never fails to be steps ahead of me when it comes to reporting commercial real estate or business related stories. -What I Witness- My role in #Bedminster is truly remarkable, and here's why... I am surrounded by some of the most #generous people I have ever met. Giving of their #time, #experiences, and #support. I typically would edit myself out of this photo, however I cannot think of 4 people I respect at a higher level, and as I am always behind the camera this may be the only opportunity I have to get in the photo with them (John Ruhl - Managing Partner, Jonathan V. Brito, Jay C. Burgman and John Kozakis, CFP). Jay is the #Annuities Specialist for our network and came to present to our office this week. He clearly knows the "ins & outs" of the space... but what impressed me more is why he does it, and how he carries himself. "Client First & Best Interest" are the foundations for his financial practice and his teachings. Watching him share his wisdom with both our newest and our veteran advisors, and then hearing them sing his praises when he went back to his office in PA (and out of earshot) reinforced what I already knew... this team is special. The ripple effect that takes place when you do good for another person and they repeat that again and again, is of a magnitude that's hard to imagine. There is a profound impact that stems from the individuals in this group... spanning decades and generations, and it will never cease. Thank you for everything that you each do day-to-day, week-to-week, month-to-month... you get the idea.
