Business News recently discussed the future of the Henderson precinct with Defence Industry Minister Paul Papalia – a dedicated defence shipbuilding and maintenance hub in the existing industrial area of Henderson. The precinct’s expansion underscores a growing issue in WA: a scarcity of available industrial land. To support this ambitious project and the expected influx of workers, there is an urgent need for more industrial and residential land to be released to the market. Demand for land is already high in the Western Trade Coast – Cygnet West has recently sold over $168 million worth of property in the area across vacant land lots and developed workshops. The unsatisfied demand for larger lots (minimum one hectare), highlights a robust market eager for further opportunities. The release of additional land to meet the surging demand will be a highly anticipated and essential step, supporting not only the expanding needs of the Henderson precinct but also benefiting existing WA businesses eager for industrial space. In large-scale redevelopment initiatives, it is essential to have a single, unified leadership team, akin to an orchestra directed by one conductor, ensuring that all components align with a clear vision of the final objective. When this structure is absent, the project risks inefficiencies and unresolved issues, including: Infrastructure Development: Who takes responsibility for investing in and managing the costly initial infrastructure to build momentum and attract stakeholders? Public Works Standards: Who establishes and sustains a stable public works department to maintain common areas at a level comparable to standards set by previous stewards? Timely Repairs: Who ensures immediate attention to basic but critical needs, such as repairing potholes on roads that have been neglected for months? For success, a single, decisive leader or entity must embrace the entire spectrum of responsibilities, addressing both opportunities and challenges without selective engagement (cherry-picking). This includes integrating an experienced local government engineering team dedicated to the inspection and oversight of rapidly advancing projects. In 2014, the Puerto Rican government sought to address the redevelopment of Roosevelt Roads Naval Station by partnering with Clark Realty as the master developer. However, the agreement fell apart due to fiscal challenges and logistical complications. The single biggest urban beneficiary of the truly massive scale-up of the Australian Navy Osborne Shipyards is one of my previous major urban projects: some 3.5km of beachfront land on the LeFevre Peninsula, which we won at a State Govt, worldwide tender as a result of one of Australia's leading Financial institutions getting into a tangle with the ALP Dunstan State of South Australia and leaving in a huff, leaving an unloved mess behind. Today, the North Haven Marina Housing estate has a capital value of over $3.5bn. Over the last few decades, it has had the highest levels of capital growth for investment properties in South Australia. The Australian Navy Osborne Shipyards is just 1km from my previous major urban project, which showcased lots of innovation. It featured over-the-water townhouses and freehold title to the Marina Docks. Perhaps the single best thing I am proud of is with no mandatory requirements just through my initiative and sense of social responsibility, setting aside up to 50% for affordable housing, creating a sense of community and inclusive community and decades of above-average capital growth for the residents, and tightly held. The scale of this project is such that when I take National and International visitors, they are stunned; the general question is, which part did you do? When I respond to the lot, there is usually silence. Our consortia I formed included the late Kerry Packer. The day he wanted to inspect before we lodged the tender was not good, with 50 knots of horizontal hail and a sandstorm blasting the side of his limo; Kerry wound down the window a little and lent over said to me and, "Son", "they wouldn't piss on this in Sydney". We are extremely excited to announce that BMF PORT BURGAS AD has been approved by the European Commission to receive a new grant under the project From East 2 West Connections. The project aims to construct new railway tracks with a total length of almost 4000 meters and а marshalling yard, within the maritime core port of Burgas, part of the Orient / East-Med Corridor of the TEN-T Network With a total budget of EUR 10,762,760, co-financed by the European Commission and BMF Port Burgas, the project will increase the capacity of the railway infrastructure within the port, reducing the congestion and the operating interferences in the areas used for trains’ loading and unloading and support other major infrastructure projects like the new REBIRTH28 deepwater berth, currently under construction. Two ports on Lake Superior’s north shore are getting upgrades to their cargo handling capabilities. The federal government is funding expansion at the Port of Thunder Bay, Ontario. At the town of Marathon, Ontario, QSL and the Peninsula Harbour Port Authority Corporation are joining forces to redevelop the harbour to improve the water depth. The investment of up to $6.7 million for two projects at Thunder Bay is coming from through the National Trade Corridors Fund. The government of Canada will contribute up to $3 million to the Port of Thunder Bay to redevelop the existing marshalling yard at the port’s Keefer Terminal.
