Home values have increased in every American state since 2013, according to a study from Architecture Lab. However, Arizona is one of the states where values have increased the most drastically. Using data from the Zillow Home Value Index, Architecture Lab ranked every U.S. state based on the difference between average home values in 2013 and 2023. Arizona ranked No. 5: A decade ago, the average home was valued at $171,299. Last year, however, that value had jumped 142.15% to $414,801. #zillow #arizonarealestate #housingmarket

Arbitrage is being discovered within the realm of historical zoning data. Our latest breakthrough demonstrates the power of algorithmic canvassing and predictive analytics to identify signals for growing trends in the urban landscape. We can uncover untapped investment opportunities by finding the location of rezoning first-movers and their potential impact on adjacent properties. This journey began with the analysis of zoning changes within a one-mile radius of Regal Riverside Plaza, where our team detected a trend that could reshape the market. In 2020, within a sea of Commercial General (CG) zoned properties stood a solitary mixed-use-urban (MU-U) zoned site. Because it is unlikely for a city to have an isolated zoning use, this anomaly is a signal for a broader transformation. Our predictive zoning analysis has proven its worth. We identified the solitary MU-U site as a result of a rezone, indicating that adjacent CG sites were likely to follow suit. Our projections were spot-on: by 2024, 17 CG properties had transitioned to MU-U zoning, validating our model's ability to anticipate urban densification and growth well before physical developments. These 17 properties are yet to be developed, making this change invisible in any conventional dataset. This area's growth signals will appear much later in permitting data, construction activity, and population growth. The real magic of this arbitrage algorithm lies in predicting the first signs of zoning change but in empowering investors to be the second to act. This strategic positioning minimizes the risks associated with pioneering rezoning efforts—such as regulatory delays or market acceptance—while capturing the substantial benefits of early entry. As these initial zoning changes gradually manifest in broader urban datasets, such as permitting data, construction activity, and, ultimately, population growth, the window for high-margin opportunities begins to narrow. Investors can now navigate this transitional phase with foresight and precision, securing a competitive advantage before these shifts become obvious to the market.

Zoning rules come up a lot in economic development, for housing as well as other reasons. The National Zoning Atlas is a collaborative project digitizing, demystifying, & democratizing ~30,000 U.S. zoning codes. Besides being a cool mapping tool, it is effort to put some nationwide data into what is often a series of many local topics. Zoning laws, adopted by perhaps 30,000 local governments across the country, dictate much of what can be built in the United States. The National Zoning Atlas is helping us better understand these sometimes-opaque but incredibly influential laws by depicting their key attributes in an online, user-friendly map. As a federated academic enterprise, the National Zoning Atlas encompasses several disciplines. It is a legal research project, as it delves deeply into the regulatory frameworks that dictate so much of the way we use our land. It is a data science project, and it deploys novel systems of collecting, analyzing, and displaying geospatial and regulatory data. It is a digital humanities project, innovative in its methodology and having the potential to unlock new research on the central instrument that shapes our urban built environment, social relations and hierarchies, and geographies of opportunity. It is a social science project that will improve our understanding of our politics, society, and economy - and expand our collective ability to reimagine future, alternative, and reparative trajectories.
