Most buyers buying criteria will evolve over time. For example, while my first purchase was a 244 unit, C-class 1970s vintage asset, today I’m interested in newer assets that are 1990s or newer, and preferably B-class or better. Most 1st-time real estate investors overlook a silent (but critical) problem. (Here’s how you can avoid it): The problem? Diversification. When starting off in real estate, a lot of people gravitate toward directly buying single-family homes. But then not only are all your eggs in one basket, but all your eggs are in one: -> Zip code. -> Asset type. -> Demographic. If something goes wrong with any of those variables, you could find that egg falling out of the basket and cracking on the sidewalks of your only zip code. So how do you avoid it? By investing in syndications. Investing in syndications allows you to diversify among: -> Operators. -> Geographies. -> Asset classes. If you tried to mimic the same sort of diversification buy buying direct, you’d be dealing with a lot more stress — and a lot more potential problems. I have done it. As a passive investor, you’re probably looking at real estate as a piece of your overall portfolio. And what do you do with the rest of your portfolio? You diversify. My uncle owned about a dozen single family homes during the 80’s. That was his version of real estate investing. His feedback? “Not worth it”. Here’s the thing: You either have 100% occupancy: Great! Or you have 100% vacancy: Not so great… Buying larger properties helps spread out your risk. Partnering with others to make that dream a reality can yeild substantial results. My first real estate deal as a LP investor created an 8x return in less than 2 years. While this was amazing it was also a bit of a unicorn. I’ve had several other deals with nice equity multiples, but never that high. I’m also in a couple of deals now (with the same sponsor that delivered the 8x return) that are sucking wind. That first success could have set me up for disappointment with unrealistic expectations. Fortunately, I had learned in my commercial real estate brokerage career that one big win doesn’t make you a rock star. Keep stepping up to the plate and take your cuts. You win some, you lose some. But, by staying in the game and bringing it every day you win in the long run. Same applies to investing. Make the best decisions you can at the time, but get in the game. And stay in the game. Some deals will exceed expectations, some will meet expectations and maybe a few won’t meet expectations. Passively investing in cash flowing commercial real estate was one of the best investment decisions I ever made.
