A little further away, in the village of Kukljica, the Slovak investor Prime Tourist Resorts is developing a new concept of the tourist resort Zelena punta, the largest tourist resort in Ugljan. The investment of a total of 40 million euros began two years ago, after it took almost four years for the Slovaks to complete the process of taking over the Resort from the bankrupt Coning. The investment envisages the renovation of the existing 138 apartments, the arrangement of a new beach bar with swimming pools, the construction of 12 villas with their own swimming pools and, finally, a 4-star hotel with about 60 rooms.
As Dino Manestar, director of Adriatic tourist resorts and Premium Star Hotels (PSH), a company owned by Prime Tourist Resorts, tells us, the reconstruction of the apartments that will be ready for the season is nearing completion, the first phase of the construction of the beach club with swimming pools is being completed, and ongoing are also changes to the spatial plan, which should be adopted by the end of the year. It is a key step for the next phase of the project, including the construction of the hotel. This is a mixed-use project, and the sale of apartments has already started, which are immediately returned to the lease and management of PSH - PREMIUM STAR HOTELS. At the same time, in the case of a sale, the investor has the right of first refusal, and the owners also have a certain yield, that is, the division of rental income. Apartment prices range from 180,000 euros to over half a million, depending on the square footage.
