Our 1980 Groundwater Management Act mandates that subdivision builders must demonstrate a 100-year water supply, but do you think that meant that ONE water supply source could be used by more than ONE subdivision builder? New home buyers should be very concerned, because it’s doubtful that Arizona can sustain its population growth without water. In June of last year, Governor Katie Hobbs implemented a moratorium on NEW SUBDIVISIONS that impacts Buckeye and Queen Creek. Found an article about Washington State passing legislation in 2023 to create more affordable housing by developing "Middle Housing." The legislation requires cities of more than 75,000 people to allow duplexes, triplexes, and fourplexes throughout all residential zones. It also requires cities of 25,000 to 75,000 people to allow duplexes throughout all residential zones. It allows cities to exempt up to 25% of residential lots primarily dedicated to single-detached housing from the above density requirements if those areas are: designated as critical areas; are subject to sea level rise, flooding, or geological hazards over the next 100 years; are within a half-mile of a commercial airport with at least 9 million annual enplanements; and/or are determined by the Department of Commerce to be at risk of displacement or lacking water, sewer, stormwater, or fire protection services capacity.

📣ICYMI: Daily Herald - Once the work is completed next year, the basin will be added to the Metropolitan Water Reclamation District of Greater Chicago’s StormStore program. The $6 million flood-prevention project now underway in Wheeling should end decades of soggy suffering for residents of one neighborhood. The work targets the South Dunhurst subdivision, which is south of Dundee Road and east of Elmhurst Road. The neighborhood was built in the 1950s, and it doesn’t have a modern, underground stormwater system to keep its 183 homes dry. That program connects real estate developers who need to meet Cook County stormwater management requirements with landowners in the same watersheds whose properties have preapproved detention areas. Deals between the two parties then can be struck independently. As a result, the basin could have a positive impact for Wheeling beyond the homes that surround it. “The stormwater credits generated by the project can be used to attract and incentivize other projects that benefit our residents,” Village Manager Jon Sfondilis said. The South Dunhurst basin won’t be the village’s last flood-control project. Planning is underway for more improvements in town, including a new culvert beneath a northern stretch of Wheeling Road and bank stabilization along Buffalo Creek.
