For the great mobility problem of the Costa del Sol ("Houston, we have a problem...") large and multiple solutions are needed in a mix of viable and affordable technologies and infrastructures. And we have to drink from all sources, and EIT URBAN MOBILITY is one of them; it is very interesting to participate these days. Neither the coastal train is the universal panacea - 15 years of works gutting the coastline is already unfeasible at a stratospheric cost - and whose first version dates back to 1890 (Cádiz - Algeciras - Malaga), nor all the joint proposals of land use plans and municipal plans that "dream" of a release of the AP-7 motorway by the State (why not from the Junta de Andalucía? we pay enough taxes) or the semi-burying of the A-7, generating a Boulevard on the surface (great idea, complex), nor resurrecting some proposals such as that of the PGOU of Marbella 1986, which already proposed a "bypass" for the transit of Puerto Banús from the Ronda road (already in 1986...), are going to solve the problem. The studies say that the use of private vehicles in the area for short journeys is almost 90% and therefore, the issue must be tackled with all weapons and on all fronts, as the increase in population is exponential and the bottlenecks are multiplying. The so-called "areas of centrality" of the new Marbella Plan, which propose services and facilities at the foot of each residential area, are fine, but they only contribute, as the schools are where they are, the friends are where they are, and the golf courses and leisure facilities are where they are. To all the great solutions, which will undoubtedly involve starting to tunnel between the nuclei, and which will be helped by the renovated freight train line from Algeciras to Zaragoza which will take some 40,000 lorries/year off the A7, we still have to implement all kinds of technologies to rationalise mobility and avoid the degradation of the destination. One of them the Ferry line between Marbella and Málaga…we are claiming fornit ASAP… The concept known as "transport on demand", with all the solutions in a balanced mix, added to all the indispensable and viable infrastructures, seems to be the way forward... “Irresistably exciting” and “an industry of enthusiasts” is how Jane Hutchins describes working in science innovation, and I could not agree more. What a time to be alive! Spent the day in Cambridge for the Cambridge Wide Open event, and a few things stood out for me - signposting is such an underrated activity, yet it’s transformational for innovation clusters. Just knowing where things are. Even just putting pins on a map, giving people an excuse to pop in. We are all busy, and need that push. I’m a big fan of ecosystem maps. - This Cambridge ecosystem continues to feel to me like a tight-knit village, in a good way. Very connected. The same stories are celebrated across different parts of town by different players. Seemingly unencumbered by competition. Maybe there’s more than enough going around for everyone? - getting around the city, however, can be a challenge for the uninitiated/ not-with-car, and so I didn’t pack in as much as I’d have wanted from this trip: maybe do this event over two days next time? - really interesting slick presentations at The Bradfield Centre and warm community feel at Canopy (CISL) this buzzy and BREEAM excellent retrofit which is home to 20 Sustainability startups. They got their furniture from the second-hand market yet it feels so curated. They fought hard to keep existing floors. It turn out that great sustainability credentials are less about great technological inventions and more about standing your ground with contractors when they say “it would be easier/cheaper/faster to get a new floor in”. #REID2024 One of the highlights of the conference was a panel session entitled "𝐌𝐨𝐝𝐞𝐫𝐧 𝐋𝐢𝐯𝐢𝐧𝐠, 𝐟𝐫𝐨𝐦 𝐧𝐢𝐜𝐡𝐞 𝐭𝐨 𝐢𝐧𝐯𝐞𝐬𝐭𝐨𝐫'𝐬 𝐝𝐚𝐫𝐥𝐢𝐧𝐠", featuring Simon Behr of GBI Group GmbH, Alexander Happ of B3 Development GmbH, Mark Kuijpers of Greystar and Ralph Winter of W5 Group. The panel highlighted the diversity of perspectives on the topic. With a view to a more mature target group, for Alexander Happ - the inclusion of #healthcare offers - simple and yet specialised answers to the requirements of users - and the avoidance of new buildings in favour of redevelopments are important. Mark Kuijpers pointed out that for the younger generation - the city is their living room and not their own flat, - in project developments, construction costs for individual units can be reduced by building properties with as many flats as possible - living also means working, meeting friends and relaxing. Ralph Winter also emphasised the special characteristics of Generations Z and Millennials, who - who pursue a completely different concept of life with frequent relocations, remote work and a high degree of networking. - expect the possibility of community building in their places of residence - are willing and able to pay for the amenities on offer. Simon Behr took a completely different view, - preferring to focus on affordable housing rather than additional services, - is not convinced that community building is really that important and therefore considers simple, practical furnishings to be expedient. There was consensus in this extremely intensive and lively discussion, moderated by Prof. Dr. Verena Rock MRICS Rock, on the top yields currently achievable.
