People buying property in need of a refurbishment need advice. People with such properties want advice. They just don’t want to pay for it! Haven’t we all been there? This one potential client every now and again, giving you all the compliments in the world, trying to pull as much of your advice as possible and in the end ghosting you after fee proposal is issued. Annoying. Well, let me tell you something. You get what you pay for. Free advice is everywhere, but let's be real—it's like a free buffet. You take what you want, but who's responsible for the post-advice buffet bellyache? Yeah, not so clear. So, when people ask, "What should we budget for this project?" it strikes a chord. Dropping £100k on a kitchen or £50k on flooring seems justified, but investing £1k in a proper cost plan raises eyebrows. And at the end of the day they will blame you, the architect, for not meeting the budget they had in mind. Sad.
