Monday Moments from the Massachusetts Academy of Real Estate Changes are coming! Changes are Coming! Home Inspections are the focus!!! The Massachusetts Offer to Purchase Process will be updated within weeks. Buyers are not required to have a home inspection but the seller will no longer be able to accept an offer with a waived inspection as a carrot for acceptance. It will be interesting since the buyer can not be required to get an inspection. Nothing is easy in this business as a well-intended law update may add additional confusion. The Facts for Consumer Information sheet should have provided a buyer an opportunity for an inspection but to be fair many people who have taken my classes said this document was never provided to them. Posiible they do not remember. Private sales, family sales, foreclosures will be exempt from this. I will keep you updated but keep an eye out for a change with the offer form, additional brochures, etc. Something will change soon.
