Own or thinking about purchasing a spa pool? Recent changes to the Building Act clarify inspection requirements for small heated pools (such as spa pools). For a pool to be exempt from periodic inspection, the pool must have a compliant safety cover. The cover must comply with either the current New Zealand Building Code or the requirement that was in effect when installed. If this is not the case, the small heated pool must be inspected every 3 years by your Council. Can’t tell you how often I’ve run into devices tampered with in residential units. In my experience, many (if not most) system deficiencies and impairments at residential occupancies occur inside the units rather than around exterior common areas. Failing to enter units might offer decreased effort and increased profit… but if your current fire service company can’t be bothered to enter every room possible where required during fire system inspections and testing, it’s time to find a new company. If you manage HOAs, condos, apartments, dormitories, hospitality, or similar residential occupancies in the SoCal Inland Empire area and are ready for the real deal, let’s talk.
