The last market data to be released for this year from Halifax shows that house prices are up an incredible 4.8% from last year, sending the average house price to its highest, at just below £300,000. The North West saw house prices grow stronger than in any other English region, up 5.9% in the same period last year, standing at an average of £237,045. In the West Midlands, prices rose by 5.5% annually and stand at an average of £257,982. Once again, Scotland saw a more modest rise in house prices compared to the rest of the UK, property there now costs £208,957, +2.8% more than the year before. London retains the top spot for the highest average house price in the UK, at £545,439, up +3.5% compared to last year. How are house prices trending across the UK? According to the latest Halifax house price index, house prices increased by 0.8% in July, following three relatively flat months. This rise brings the annual growth rate to 2.3%, the highest since January 2024. Northern Ireland has the most robust property price growth at 5.8% annually, the highest since February 2023. The North West saw a 4.1% increase, Scottish house prices rose by 2.1%, and Welsh prices grew by 3.4% to £221,102, the highest since October 2022. Eastern England was the only region to decline, with a 0.4% drop, averaging £330,282. London remains the most expensive area, with average prices at £536,052, up 1.2% from last year.

The average house price in the UK is £264,500 as of March 2024 (published in April 2024). Property prices have risen by +0.1% compared to the previous month and fallen by -0.2% (£410) compared to a year ago. House prices are largely unchanged in the year to March 2024, falling by -0.2%. House prices are continuing to fall across southern England and the East Midlands, although now at a slower pace. The East of England has seen the biggest annual drop at -1.7%. Market conditions have been improving across the North of England, West Midlands, Wales, Scotland and Northern Ireland, leading to a return of annual house price growth in these regions. The latest Halifax House Price Index reveals that UK house prices remained "static" in May, with a slight monthly decline of 0.1%. The average house price in the UK was £288,688, showing a 1.5% annual increase, slightly better than April's 1.1%. 📈 The North West emerged as the strongest performing region, with house prices growing by 3.8% annually. The average property price in the North West is now £232,258. 💪 Northern Ireland also showed strong annual growth, up 3.2% in May. However, this was a slight pullback from April's 3.3%. 📉 Eastern England experienced the largest decline in annual growth, with house prices averaging £329,853, down 0.8% in May compared to the previous year. 💼 Unsurprisingly, London continues to have the highest average price tag, now standing at £536,821, with a marginal increase of 0.2% compared to last year.
