Indeed an uphigh hill task to revive the once coverted addesss- cove drive, cove way, ocean drive, sandy island, paradise island etc. recently we see major developers trying to off-load massive unsold inventory accumulated from 10 years ago, at 30-40% off the intial launch price just before the last financial crisis. Seperately on the landed front, a recent auction of the land seized from one of the ten arrested for money laundering offence also further afirms the mismatch of sentosa cove’s perceived valuation vs the reality. As simple as who will pay 27 mio for an empty land with some 20 yrs shaved off its 99 yr lease, while one can pay around 40 mio to get a ready to stay in Freehold GCB in the traditionally highly sought after D10 Holland enclave. Facing with lease decay, tainted with undesirable character / transcation involving the real estate in sentosa, the once coverted address of “sentosa cove” will have a hard time trying to appeal to future buyer. The only answer is the buyer does not have a pink IC and wants a landed house in Singapoee. Sentosa Cove is the answer.
