Wow. Government trips over itself again. This ruling shows zero understanding of how development works and will backfire. Proforma's already don't work and this is another nail in that coffin. What is 100% of zero? That's how many are going to get built. If they do get built they will be at even higher prices as everything will be forcibly bigger which spits in the face of affordability. The accessible housing that is already built (upwards of 20% depending on municipality) is already rarely occupied by those who need it. Mark my words, by going to 100% we will see less accessible homes built total than we would at 20%. Every single change is another nail in the coffin, Ben. We have a housing crisis, but we want more: • Fees • Energy savings • Accessible homes • Affordable rental components It's getting to the point where you need the land to be a fraction of assessed values to pencil the projects.
Coming from Alberta, I don’t know how any average Joe can or will be able to build in BC anymore. Step 4 coming into play 2026-27 and a 27% increase in overall costs. Good times. 🥹

4moGreat point Ben, The number one question I am asked to defend is why does my building cost so much ? Its not because of basic materials , its because of these policies that are so politically driven to give the pubic the mirage of "affordability " , when the people proposing said policy are not builders , don't know costs and haven build a dog house . If the public really did a forensic study on why housings cost are UP .... they would find a municipal vortex of fees and ridiculous policy's from Government are the driving this rocket.
