A FEW AFFORDABLE HOUSING POLICY IDEAS - any thoughts? 1. Nationalise the delivery of good quality, integrated affordable rented housing through local authorities mobilising their land, teams and external support - work with councils to build their capacity to do so. 2. End right-to-buy and any new affordable (social rent) must incorporate at least 20-30% open market and discounted market sale housing to end mono-tenure development. At the same time end poor doors and ensure all new developments only have one entrance with no differentiation between tenures. 3. Ensure homes are affordable set against actual incomes of working people of all ages in their respective areas - the ONS has the data, it should be used to set targets. We cannot continue to be in a position where working people under the age of 38 on median incomes and less have no housing options that are affordable to them. 4. Support SME housebuilders to become meaningful entities in the housing market. Give them the support they actually need and work with them to become independent. This will help derisk their developments for Homes England to sign off development finance, etc. Homes England have the skills already – they should set up incubator units for SMEs. The should also champion innovation and support diversity and training. 5. I've always said that market forces will never provide homes for everyone. When it comes to #housing, the 'trickle down' theory is a complete failure. Affordable housing requires central government strategic planning and capital subsidy. As of 2022, Ireland had 163,433 vacant homes. 48,000 of these have been empty since 2016. In a country that's struggling to meet housing targets, these homes present the perfect opportunity to bridge some of the gap. However, the number of homes brought back into use for social housing fell by 22.97% between 2022 and 2023. There are significant affordable, social and supportive rental housing supply commitments in the QLD LNP housing platform taken to voters. The detailed policy and stakeholder engagement work undertaken by Q Shelter and partners has made an impact. Fiona Caniglia, Jackson Hills, and their colleagues deserve acknowledgement and recognition for working acrosss the partisan divide to make the case for planned investment. Securing a commitment to leverage 53,500 homes over the next 2 decades for Queenslanders currently at the mercy of a brutal rental market in which they struggle to compete or are completely priced out of is a great outcome that will transform lives for the better. Well resourced peak bodies can play a pivotal role to ease pressure on frontline workers and their clients. Systemic advocacy for a fairer housing system should be funded - not feared.
