How often is Mumbai called ‘The City of Dreams’? Everyone dreams of building a better future, but a few days back, I had the good fortune of sitting down with a man who is quite literally doing so. Dreamers and doers are often two sides of the same coin, and Kunal Chheda epitomises this fully. With professional experience bridging the financial and real estate industries, he’s capable of straddling these two nearly disparate things perfectly, much like Ajay Devgan in Phool aur Kaante. You know he’s a bit of a superstar because he can pepper a conversation with the words "incentivise" and "strategise" unironically, and have it make complete sense. At one point in our chat (video below, for your viewing pleasure, if you so please), he throws this term ‘AI-FSI’ into the mix. Like you, dear reader, I too naturally assumed it had something to do with Artificial Intelligence, because doesn’t everything these days? 🤖 It turns out my tech-savviness was my undoing. "AI" here stands for "Additional Incentive" as in the extra Floor Space Index builders get for creating public amenities. I always knew numerical policy jargon was my Achilles heel. That said, Kunal’s passion clarity of thought and passion was palpable, and if Mumbai doesn’t have dreamers daring to build a better tomorrow, is it even Mumbai any more?
