While debt consolidation and home improvements have been the key drivers for much of this activity, brokers and borrowers are becoming increasingly aware of the fact that second charge loans can actually be used in any situation where capital raising is required. Have you seen that gif of the little girl throwing a tantrum? Yeah, that’s how I feel when talking about this NAR lawsuit. Here’s another concern that I have when it comes to veteran home buyers: If the veteran is able to finance real estate commissions on top of the VA funding fee, then that automatically puts the veteran homeowner at a disadvantage from an equity standpoint. Factor in PCS orders that can happen in a short amount of time, I’m currently under contract with a military family where the military owners bought last year and got PCS orders to move. Yes, the veteran has the choice of making a down payment, but for the veteran buyer who takes advantage of a zero down payment, layering the VA funding fee and real estate commissions puts the now homeowner in a corner. And how will the appraisal process be affected? Counseling the military homeowner on a hold and rent vs sale also comes into play. Keeping the home as a rental property may not be an option is there is an unaffordable monthly shortfall. To say that navigating this settlement is frustrating is a severe understatement. #narsettlement #veterans #homebuying #valoans
You can put blame squarely on the class action lawyers and the department of justice for screwing veterans, minorities, and low income Americans.
