Maintenance management : Deep understanding of electrical equipment’s used in EHV/ HV systems and its troubleshooting methods is desirable. Electromechanical Engineering is a term rarely associated with Facilities Management, yet few component of facility operation can be isolated from Electromechanical technologies. Electromechanical simply means using electricity to obtain mechanical functions, such as turning on a water pump, operating a compressor for an airconditioner, a washing machine, or an elevator. For commercial and industrial applications, large motors operate heavy loads. Starting large motors to operate heavy loads poses a challenge such as operating an elevator or escalator. In order to effectively start these motors an electrical configuration called star delta is used. This photo is of a star delta starter. When delta is initiated in a star delta configuration, only part of the motor windings are energized, therefore the current draw for starting the motor is low. When the motor reaches a specified speed the starter switches to a configuration refered to as star, energizing all motor windings allowing the driven equipment to operate at full capacity negating high starting current. Once started delta, current is reduced when the starter switches to star allowing for reduced energy and more economical operation. Star Delta configuration is not associated with residential applications since loads are relatively small and requires lower voltages mostly 120 or 240 volts, low amps, single phase, 2 wires and ground. Commercial system uses 440 to 460 volts, or higher, 3 phases (3 hot wires) and ground. High amps.( explanation simplified). One does not need to be an Engineer to be a facilities Director or Manager but when it involves complex operations it helps to know and appreciate what is involved.
