Things go wrong. And there's often nothing we can do about it. It is part of life. Whether we like it or not. Last week, we had a condition report scheduled at a vacant office block in Manchester. Access was confirmed with keys being in key safe. The surveyor turned up only to find a training course taking place inside with no keys in the key safe and the training provider refusing to let him in. Crikey. Now what? It took lots of back & forth between vendor, agent & training providor to get it sorted. But sorted it was! The best part of it? Whilst this hullabaloo was going on, my client was either: -Munching on his breakfast -Dropping his kids at school -Working on another property deal .... or all of the above Why? Because Pronto was on the case so he didn't have to worry. Of course he was kept abreast along the way, but he knew that everything was being taken care of. Why would you want it any other way? Fed up of stressing over your property surveys? Drop me a DM to see how I can help.

Customers don’t trust your handyman service. If you want your business to scale you must build trust in the eyes of potential customers. Why? Because unlike a brick and mortar business, you are in the business of customers inviting you into their home. And people don’t take inviting a stranger into their home lightly. It was a rhetorical question. At yesterday's “Charlotte State of the Market” Bisnow event, one very important question was asked, but not answered: “What is something you will remember about a property, that will bring you back?” Curious to know what my network thinks. #PropertyManagement #CRE #Office #Amenities

Escape route hazard. A bike living in an escape route or access route like photographed is an offence. This photo confirms that the escape route is compromised by the bike being there. Landlords and tenants should not be allowing this to happen. In this instance maybe it is just taken in the hallway for photographic reasons because there is good light. One hope so. If this bike is to live in the corridor and offence is being committed by multiple persons. There are lots of pieces of legislation regarding this. If this is a privately owned block where the owners have a share of the freehold this makes it more interesting. Professional management is vitally important. Compliance with the regulations is absolute. Please get assistance in such matters as lives are at stake in an emergency.

If you're expanding your business premises, understanding when a change of use requires planning permission is essential! Here are a few key tips from Chris at Planning House to help guide you: 🔍 Check Your Existing Use Class Start by identifying your property’s current use class. The flexible E-Class may allow changes without permission, but shifts to or from other use classes could still require approval. 📜 Review Local Planning Policies National guidelines are key, but local authorities often have their own policies on changes of use and extensions. Always check your local development plan to stay compliant. 🏗️ Consider the Impact on Neighbours & Infrastructure Changes that affect traffic, noise, or access may trigger objections or additional planning requirements. Plan ahead to address any concerns early on. Navigating change of use doesn’t have to be complicated. For expert advice, contact Planning House for guidance on your project. 🔗 www.planninghouse.co.uk #PlanningHouse #PlanningConsultants #ChangeOfUse #BusinessDevelopment #PlanningPermission
