Retrofits and additions can add a weird tripping point that is often overlooked until it is a road block. Added walls between units or at the point of the addition itself. These are inevitably rated and have extremely limited access. So how does a person go about treating the actual joints since there will be access issues? Single sided access systems of course.... Today marks the end of the Grenfell Tower inquiry which has been on-going for 7 years. Highlights of the failures include: - The Government dismissing the deadly risks of combustible cladding panels and insulation which had been identified as early as 1991 as well as the deregulation of fire safety controls across the construction industry. - Arconic, the company that made cladding for Grenfell Tower, "deliberately concealed" the danger of the panels used on the tower. Kingspan knew its insulation product failed fire safety tests "disastrously" but continued to sell it to high-rise buildings. - The Tenant Management Organisation (TMO) who was responsible for running services at Grenfell dismissed residents who raised safety concerns. - Studio E, the Architect appointed, had no experience with designing high rise buildings and had a cavalier attitude as to refurbishing the building. Whilst the Inquiry cannot make findings of civil and criminal liability, the police will continue to carry out their investigation into the disaster and will look to hold those accountable. Few can be surprised that following the Grenfell tragedy the regulations, codes and standards applicable to safety in high rise residential buildings would come under very close scrutiny. This of course has been the case and as a direct result of the Grenfell enquiry the Building Safety Act (BSA) was introduced in April 2023. The BSA is designed to improve safety standards and make dutyholders, those responsible for development, design, construction and ongoing maintenance management, directly responsible for the safety of the building and its residents. The scope of the BSA is extensive and its implications will take time to fully understand and digest but it does represent a new and fundamental change to the culture of design, construction and management of tall residential buildings.
