I take the minimum monthly payments listed on your credit report (such as credit cards, installment loans, car payments, student loans, etc.). I add them together for your total minimum monthly liabilities. Then, I add the proposed mortgage payment, which includes: • Principal • Interest • Taxes • Insurance • HOA fees (if applicable) Next, I divide the total by your monthly gross income to get your DTI ratio. There are some wild acronyms in mortgage. Like, what in the world is DTI? Or APR? Or ARM? I know, it’s a lot. But that’s what I’m here for. So, let me answer a few of these so you’ll know it when you see it: - DTI = Debt-to-Income Ratio, which measures how much of your income goes towards paying debts. - APR = Annual Percentage Rate, which represents the total cost of borrowing, including interest and fees, shown as an annual rate. -ARM = Adjustable Rate Mortgage, which is a type of mortgage where the interest rate can change periodically based on the market conditions.
