A previous client who bought her first home in Florida in early 2023 recently reached out to me after being approached by another lender about refinancing. The offer sounded appealing over the phone, but when she received the Loan Estimate (LE), she hesitated—thankfully, she remembered the education I provided during her home purchase. She said, “I wasn’t doing anything without talking to you first.” As we reviewed the LE together, it became clear that the proposed refinance wasn’t as attractive as it initially seemed. The lender had rolled in over $23,000 in costs, significantly increasing her loan amount. It didn’t take long for her to realize that this option wasn’t in her best financial interest. During our discussion, she recalled our previous conversation about refinancing. We had talked about the importance of considering the costs versus savings and determining the break-even point. She wisely noted that refinancing now, only to potentially refinance again in 6-12 months if rates drop, could result in paying twice for the process. Rolling in costs both times would only add to her loan amount, which didn’t make financial sense. Unfortunately, in today’s mortgage industry, there are still some loan officers and companies focused primarily on closing deals rather than providing sound financial advice. Even with the regulations put in place in 2013, there are still ways for customers to end up in less-than-ideal mortgage situations. My priority is always to offer advice that is financially responsible and in my clients’ best interests. I believe in educating my clients throughout the entire mortgage process, ensuring they understand every step and are empowered to make informed decisions. My goal is to be a lifetime trusted mortgage advisor, not just a one-time loan officer. I refuse to stamp my name on a loan that doesn’t align with my clients’ long-term financial well-being. For those in the industry who may have a different approach, that’s your choice. But for me, ensuring my clients’ financial health is always at the forefront of our conversations is the only approach I’ll ever take.
