It has been a busy few months at Guth DeConzo Construction Management, Inc. Our NYS Office of General Services portfolio of projects continues to move forward quickly with over ten projects in final design, out for bid or under contract and in construction. Our capital program work at NYC Health + Hospitals - Elmhurst will be kicking off with construction of a new Labor and Delivery Suite set to start in early November. Anderson Center for Autism is keeping the Guth CM Team busy as their portfolio of projects are in final design and expected to be out for bid and in construction in early 2025. As always, our New York Power Authority and Metropolitan Transportation Authority projects keep the Guth CM Team on our toes with many projects in the closeout stages and an equal number set to kick off construction. In September, the Guth CM Team gathered for a day of roundtable discussions and training at The Powleton Club in Newburgh, New York. This is our annual gathering to bring all of our professionals together from all offices and projects. We review the State of our Business, which remains incredibly strong, hold refresher courses on our Core Beliefs and Methodologies and, most importantly, allow our Team to network with their colleagues. The theme of this year’s gathering was “Embrace Being Uncomfortable.” We recognize the majority of our projects are not easy. Their advanced technology and compounding logistical challenges present each Project Team with a unique opportunity for success.  We are fortunate to have Owners, Design Professionals, Contractors, Subcontractors and Suppliers who share our passion for delivering excellence across all of our projects. As we move toward 2025, the challenges we face as a Construction Management Group will only grow by the difficult nature of our projects. If we “Embrace Being Uncomfortable,” we ensure the successful outcome of our projects, which will serve as a launching pad for future projects (probably even more difficult). #embracebeinguncomfortable

The Connecticut General Assembly has passed House Bill 5524 (LCO No. 6080). Of note to architects, developers, and code/fire officials is Section 117 that begins on Page 106 of the Bill. This section, included below, requires Connecticut Building and Fire Safety Codes be amended to include single exit residential buildings and expands the scope of the IRC to include 3-and 4-unit residential buildings. Following is Section 117: Sec. 117. (NEW) (Effective from passage) The State Building Inspector and the Codes and Standards Committee shall, jointly, with the approval of the Commissioner of Administrative Services, in  accordance with the provisions of section 29-252b of the general statutes, include in the amendments to the State Building Code next adopted after the effective date of this section, and the State Fire Marshal and the Codes and Standards Committee shall, in accordance with section 29- 292a of the general statutes, include in the amendments to the Code next adopted after the effective date of this section, provisions that: (1) Allow additional residential occupancies to be served safely by a single exit stairway, in such a way as to: (A) Be consistent with safe occupancy and egress; (B) Consider the experience of the cities of Seattle, New York City and Honolulu in implementing similar provisions; (C) Apply to municipalities in which the fire service is sufficient to maintain safe occupancy and egress under such additional occupancies, if appropriate; (D) Promote the inclusion of units with three or more bedrooms in building designs to promote construction of family-sized units, especially on smaller lots; and (E) Allow additional stories above grade plane to be served by a single exit stairway in a building with an automatic sprinkler system, under such conditions as to ensure safe occupancy and egress. Such conditions may include, but need not be limited to, additional levels of fire and smoke separation and any features necessary to allow for firefighters to ascend a stair as occupants descend; and (2) Encourage construction of safe three-unit and four-unit residential buildings, which shall: (A) Be consistent with safe occupancy and egress; and (B) Include three-unit and four-unit residential buildings in the International Residential Code portion of the Connecticut State Building Code, or otherwise provide for requirements for three-unit and four unit residential buildings in the International Building Code portion of the Connecticut State Building Code similar to those for one-unit and two-unit residential buildings in the International Residential Code portion of the Connecticut State Building Code, under such conditions as to ensure safe occupancy and egress.

Going Into Rehab In northern Manhattan about halfway between Yankee Stadium and City College is a relatively new (20 year old) multi-family building with some envelope issues that eventually required serious remediation. The brick façade was leaking, and the reason was more than just failing mortar joints. Probes established that the lintels that supported the full bed brick were also failing and would have to be replaced. When it became clear the deterioration was too extensive for repair, Cladding Concepts International proposed the Desana Partners Engineered Brick System to replace the existing façade. This was made possible – and necessary – by the fact that the cost of replacing or repairing the existing lintels was prohibitive. With the lintels removed, the aluminum sub-framing system would be mounted to the 16 gauge metal wall studs rather than relying on a gravity loaded shelf angle at every floor. Meanwhile, the face of the new thin brick facade would match that of the original full brick, meaning no changes in plane that would require modifications. As of this writing the Desana Partners trays will begin manufacture in early October while the QVent aluminum subframing is shipping in multiple containers from Bulgaria (the brick has been manufactured). So in a few short weeks our third – and largest -- Desana Partners Engineered Brick Rain Screen project will be in full swing. Updates will come as progress ensues, so stay tuned!
