Dun & Bradstreet owns and occupies a 219,000 sq/ft building across from SJ Town Center. In the first half of 2024, the company achieved an adjusted EBITDA margin growth of 2% in the US (reaching a margin of 41.7%) and 12.8% internationally (reaching a margin of 31.3%). These figures make the company quite attractive. However, it still falls short compared to similar companies like Moody's, which reported an EBITDA margin of 45.8%. Given the unsolicited offers, a potential buyer would likely aim to merge Dun & Bradstreet into an existing company, reduce back-office headcount, and streamline reporting to capture additional margin. This could result in the closure and sale of the SJ Town Center building. Worth while keeping an eye on....

Raising a pile of cash is easy if you know the right people; turning it into profit is where the real trouble begins. “Former WeWork CEO Adam Neumann’s latest real estate venture, Flow, is facing challenges as one of its key properties in Nashville grapples with significant financial difficulties. The 358-unit apartment complex at 2010 West End Street, marketed as “a beacon of luxury living in the heart of downtown Nashville,” has incurred losses exceeding $7 million between 2022 and 2023. Flow, launched in 2022 with a $350 million investment from venture firm Andreessen Horowitz, acquired stakes in six apartment buildings, including the troubled Nashville property. However, the company’s ambitious plans have hit a snag as the Nashville investment struggles to meet financial expectations. Crowdfunding platform Yieldstreet, which helped raise capital for the property, has informed equity investors that their investments could potentially be wiped out. Many in the PE community are cautiously optimistic about a significant pickup in deal activity in 2025. In the current capital markets environment the need for strong value creation capabilities has never been greater. Value creation should be a part of pre and post deal discussions and should be iterative to maximize potential alpha for investors and other stakeholders.
