Visintainer Group just released the 2024 Quarter 3 Multifamily Market Report for California's #CentralValley. Here are a few key insights to highlight: ♦ Transaction Volume Growth: The Central Valley saw 47 multifamily transactions in the first three quarters of this year, a 12% increase from the same period last year. However, this is still only 44% of the transaction velocity recorded in the first three quarters of 2018, when there were 107 deals. ♦ Diverse Per-Unit Pricing: Per-unit prices spanned a wide range, from $340,000 per unit for a new building in Modesto still in lease-up, to $62,366 per unit for a vacant 94-unit property in Fresno in foreclosure, requiring extensive rehabilitation. ♦ Rising CAP Rates: CAP rates increased by 11% from last quarter, reaching 6.24% as investor expectations shift in response to the current market landscape.
