Market maturity won’t be tomorrow or next year, but it’s coming faster than people think. Here I am challenging investors to consider the long term ramifications of existing demand and drastic uptick in data center development on the South Dallas industrial market.

We're thankful for our partners Eric Deuillet and Michael Dabney for helping us with this single tenant net lease (STNL) investment property in San Antonio, Texas. While our focus is first and foremost industrial property, you know what is also first and foremost, our clients needs. So we've grown adept at helping maintain clients for life by going where they go and supporting them ever step of the way. In this instance, our client had us sell eight industrial properties in Southern California over three years and 1031 exchange into dozen different STNL properties in states with favorable landlord/tenant laws, population and job growth. But as you will learn in this business, no property is without risk and tradeoffs. Even though we found a property that fit our clients needs, which was new construction, 6% or greater, with an established business track record, when you are in STNL land you will find that business changes and franchisee, operators, and even corporate tenants change their business model, have locations that don't quite match their target customer demographics or just don't have the right people in place. Here we worked with our go to partner in the Texas STNL leasing and sales space who helped guide us through releasing this property. Now it is back in action producing cash flow as it was designed to do. This is the work you don't see behind the scenes for existing clients. You'll see more of these coming out in the coming weeks as we report on more than a few of these types of deals that where industrial sales from 2021-2023 that have turned into STNL deals out of state that are having issue and how we helped the client work through those issues. The upside is that the 1031 exchange market has softened. We recently were signed up to help a client evaluate a few properties they would like to sell to their in place tenant and exchange. 80 STNL properties for sale in So Cal and 18 STNL sales in So Cal so far. This of course coincides with the great pricing reset in a few asset classes and STNL were not spared. One major lesson I knew but can't help but re-iterate is, I would rather have to re-tenant a single or multi tenant industrial property than a single tenant retail property. The Houston office market recorded 2.3 million square feet of new leasing activity during Q3 2024, bringing the 2024 YTD total to 7.3 million square feet. The current quarter’s leasing activity is on par with 5-year quarterly average of 2.4 million square feet so we continue to see great leasing activity. The West Loop/Galleria submarket led all other submarkets this quarter, closing 527,000 square feet of new leases during Q3 2024, with Katy Freeway West (Energy Corridor) close behind, closing 400,000 square feet of new leases. The Houston office market currently has only 3 for-lease office buildings under construction – CityCentre Six, 300,000 square feet located in the Katy Freeway East submarket (64.2% preleased), The RO, 143,000 square feet located in the Greenway submarket (100% preleased), and One Bridgeland Green, 50,000 square feet located in the Far Northwest submarket (80.3% preleased). As far as Q3 overall stats go, the overall vacancy rate ended Q3 2024 at 25.8%, just 20 basis points higher than 25.6% vacant the close of the previous quarter, and 180 basis points higher than 24.0% one year ago Q3 2023.  Net absorption for the Q3 2024 totaled -218,797 square feet for Houston. Class A office space posted 342,585 square feet, while Class B office space posted -495,867 square feet.  Net negative absorption of only -218,797 for a market that is over 185,000,000 SF is virtually "net zero" so perhaps we are finally turning the corner!

"Apartment demand is picking up in the Dallas-Fort Worth region, with net absorption, or the change in occupied units, of about 20,200 units over the past year. That demand level translates to 2.3% of inventory, outpacing the U.S. share of 2.1% for the first time since 2022. The share has steadily risen over the past year and though improving, it is below the pre-pandemic average of about 3% reported from 2018 to 2019. It is a reflection of Dallas-Fort Worth's outperformance in demand thanks to nation-leading population growth and a steady supply of new apartments."
