Recent mortgage changes: 👉FHA 203k changes (Effective November 1st.): 1. 203K Limited has increased the max amount of repair cost from 35K to 75K. (This is a really big deal and long overdue) 2. Max repair time for the full 203K extended to 12 months. 👉MSHDA Changes (effective immediately): 1. Buyer Agent Commissions – MSHDA has announced that real estate commission, buyers or sellers, can be paid by the borrower using their own funds when obtaining a MSHDA loan. MSHDA down payment assistance funds may not be used to pay any portion of the realtors' commission or any fee to the realtor that is labeled as commission on the purchase agreement and/or closing disclosure. If your borrower agrees to pay any portion of the realtors' commission, or a realtor commission fee, they must do so out of their own funds or with an eligible gift. Commissions shown on the CD may count towards the borrower’s 1% requirement. 2. Appraisal Gap Guarantee- An appraisal guarantee is when a borrower agrees to pay the seller more than the appraised value of the home. If a borrower agrees to an appraisal guarantee, they must still pay this out of their own funds or with an eligible gift. MSHDA down payment assistance funds may not be used to pay any portion of the appraisal guarantee. MSHDA has updated their policy to allow the appraisal guarantee to count towards the borrower 1% requirement on a MSHDA down payment assistance loan.. 3. Gift of Equity-Borrower’s 1% Contribution - MSHDA has updated their policy to allow a gift of equity to count towards the borrower 1% requirement on a MSHDA down payment assistance loan. Over the last 52 weeks, the rate averaged 7.02%, ranging from a high of 7.79% (late October) to a low of 6.60% (mid-January). The rate quoted is the average of 30-year fixed-rate conforming mortgages submitted to Freddie Mac.

Lending and buying a home takes teamwork... Not just from the lender and his team but everyone involved, this means the buyer, the seller, the agents, title company, etc... Agent calls me back in July: "Josh, I have this borrower who is in contract, the lender they are with has stopped responding and we need to get this across the finish line." We discuss the file a little more in depth, borrower is going to have his mom co-sign and her income is not the most traditional. Additionally, he is self employed but hasn't had the best bookkeeping over the past couple of years. So, we get to work. We have the borrower update their books and file amended returns. This takes some time and the IRS won't update the website to show they have been received/transcripts available, so we get an exception to work with the amended returns by getting a letter from the CPA. Item cleared. Next up is the property, it was in an estate and the seller was trying to cut their expenses while it was listed/in contract so some tanks were removed for heating that got notated on the appraisal. We get the seller to put these back in. Appraiser goes out checks this off BUT NOW see's there is a shed on the property that is not up to FHA standards. So, we need it removed. Buyer goes in and removes the shed himself and hauls everything away. Another item cleared. Our borrower, as of last Tuesday, has closed on their home! It wasn't perfect and took quite some time to get across the line due to a variety of things that popped up outside of the above mentioned. But everyone involved realized we were all working towards the same goal, and that was to create homeownership for a family. Congratulations to our client!
