Rents have increased by 4.1% in the past 12 months and are currently around $18.50/SF. There have been approximately 140 sales (CoStar) in the Lakeland retail market over the past year, amounting to $203 million of volume. These sales have averaged $197/SF. During this time last year, the trailing one-year price per SF averages was as high as $227/SF and as low as $187/ SF. According to a recent GlobeSt.com. article, cap rates for small #multifamily properties averaged 6.0% in Q3, staying below the six-year high but up 31 basis points year-over-year. The risk premium over the 10-year Treasury yield has returned to pre-pandemic norms, reflecting a shift toward stabilization. The report by Arbor points to improving pricing, cap rates, and credit conditions thanks to easing interest rates, strong rental demand, and strengthened government-sponsored lending. Institutional investors are signaling that #CRE pricing may have hit bottom, setting the stage for attractive opportunities in 2025. This is, without doubt, the biggest mistake CRE teams make… Most brokers, in order to survive their first five years, have to be good at prospecting and closing. Most good brokers are good at sales. And when we want to grow we typically just partner with other salespeople. Big mistake. Now you have two people good at fishing and no one good at cleaning the fish being caught. A successful CRE brokerage business has many different components. Each component has a different mindset and skill set. - Branding - Marketing - Prospecting - Closing - Servicing clients - Operations - Creating systems / processes - Managing people Our team is laser focused on increasing customer service, operational efficiency, hiring the right people and creating the right systems. Fresh off the press - 2024 Q3 #TampaBay Industrial Report After enjoying a multi-year hot streak, Tampa's industrial market is beginning to cool down. The current vacancy rate has surpassed the 10-year average of 5.0%, while asking rent gains are returning to pre-pandemic norms. New industrial space is primarily focused on build-to-suit projects, suggesting that vacancy rates will likely stabilize over the next few years. The decline in "big-box" industrial space (over 100,000 SF) leasing activity is impacting Tampa's overall leasing landscape. According to CoStar, approximately 2.5 million SF was leased in the first quarter of 2024, but only two tenants leased over 100,000 SF so far this year. This is a significant drop from 2023, which saw five tenants leasing similar-sized spaces in the same period. Meanwhile, leasing activity for spaces under 100,000 SF has remained steady over the past two years. Tampa's asking rent growth rate has dipped below 10% for the first time since 2021. Although still robust, the current rate of 8.1% is well below the peak of 16% recorded in the latter half of 2022. Conversations with market participants reveal that the rapid increase in rents was unsustainable, and a market correction was inevitable. Looking ahead, cap rates for Tampa's industrial market are expected to rise, largely due to the Federal Reserve's current higher-for-longer stance on interest rates. #Commercial #realestate investors closed $4.8 billion in commercial real estate sales deals in #MiamiDade County in the first three quarters of 2024. Amid a still challenging investing landscape of high borrowing costs and tight underwriting, investors honed in on #office and #retail assets to find profitable investments. - sales volume of #retail properties in the first three quarters rose 44% to $686 million, with the median sales price up 8%. -sales volume of #office properties rose 10% to $617 million, with the median sales price up 1%. -but sales volume of #multifamily buildings fell 30% to $683 million as the median sales price fell 1%. -sales volume of #industrial properties also fell 27% to $687 million but the median sales prices rose a robust 16% (highest among the core assets). -vacant #land sales fell 19%, but the median vacant land sales price rose 14%.
