Over 240 firms added 450+ strategies to the Nasdaq eVestment platform in 1Q24 for visibility with consultants, intermediaries, and investors. The newly marketed strategies were added by firms domiciled across 30 unique countries spanning from Australia to Singapore to Switzerland, and 28% indicated integration of ESG considerations into their respective investment processes. From a geographic standpoint almost 200 were broadly diversified (i.e. had a global investment focus) in nature, however, in total the newly promoted strategies spanned over 30 different regions across #balanced, #equities, #fixedincome, #hedgefund and #realestate capabilities. U.S. residential real estate market overview. 🏠 The U.S. residential real estate market is valued at $47.5 trillion. Total home value increased by $2.4 trillion last year, driven by low inventory which pushed up prices despite a slowdown in sales. Top Cities: 1. New York, NY - Market value: $2.4 trillion. - Decline in aggregate home value due to high prices leading to buyer exclusion. - Over 80% of mortgage holders have rates of 5% or lower, causing hesitancy to sell. 2. Los Angeles, CA - Market value: $2.0 trillion. - Existing home sales fell 24.8%, hitting the lowest since 2007. - Despite fewer sales, high demand and low inventory drove median sale prices up to $975,000 in February 2024, a 5.9% increase year-over-year. 3. BlackRock Atlanta recently hosted a fireside chat with Samara Cohen, BlackRock’s Chief Investment Officer of ETF and Index Investments. The conversation was moderated by Teja Tops, an analyst in BlackRock’s Atlanta office, with an audience of fellow analysts. Here were some of Samara’s recommendations for the rising leaders: 1. Look at your career as a marathon, not a sprint. As you paint the portrait of your career, set mile markers for yourself that are both measurable and achievable — then figure out what you want to do next. 2. Move from competency to mastery. During her own analyst years, Samara aimed to move from learning everything she could, as fast as she could, to teaching what she’d learned to others. That’s a crucial way to take ownership of everything you’ve learned. 3. Build up those around you. It’s a win when you can look at someone and say you helped them excel into their best selves.

Last week, our PMs put together a piece on navigating the post-election cycle. I've compiled a few key takeaways below but encourage everyone to read the post in full. - The US economy remains strong with 2.5% real GDP growth projected for the next year. Analysts anticipate deregulation and tax cuts boosting growth, while tariffs and immigration policies may disrupt supply chains and rekindle inflation. We expect the Dollar to strengthen. While investors may contend with near-term increases in volatility and risk premia, within the US, we view housing, construction, and energy efficiency as enduring sources of demand. We also expect the US stock market to continue to broaden as mid-sized companies benefit from productivity improvements and lower cost of capital.   - Within our non-US DM portfolios, the team is closely monitoring how new tariffs, changes to climate commitments, and regulatory & fiscal policy reversals could impact various sectors and countries. While we invest for the long term, we also take steps to mitigate short-term volatility. At present, BCAM’s International portfolios maintain a barbell position, balancing the cyclicality of our overweights to Industrials, Technology, and Financials with an underweight to commodities and solid defensive exposures within Healthcare and Utilities. - While new US tariffs on Chinese exports are certainly top of mind for our Emerging Markets team, it is important to note that post-pandemic supply chain realignments have continued to steadily increase, with intra-EM trade rising from ~25% in 1999 to over 50% today. EM companies have also played an increasingly vital role in the global AI supply chain—a complex ecosystem that cannot easily be restructured in the short term. Given the diverse nature of Emerging Markets, US tariffs, rising inflation, and higher interest rates are likely to effect certain countries much more than others. WeWork debt worth 5c on dollar! There is a lot of talk about the PE industry not delivering the exits they promised. PitchBook succinctly put it with the title “Behind the J-curve” in its recent in-depth analysis of distribution activity in private market funds. Another side of that story, particularly relevant for secondary buyers like us, is that many private market funds hold their assets at seemingly inflated valuations. TVPI numbers look great for most funds, but they can’t monetize their holdings anywhere near their current NAV, indicating their estimate of “fair market value” is way too optimistic. There is always a market, the price may just not be where you wish it. To a large degree, the reluctance to exit companies results from having them marked too high. Assets were aggressively written up to look good in the short-term, impressing LPs with “paper gains” to raise the next, much bigger fund. #secondaries #privatemarkets
