If you join NAR this is what you get..."Share your Realtor status". And I'm asking, who really gives a *@#$? Precisely no one. Out in the world, "Realtor" is synonymous with I-can-sell-your-house. Why? Because NAR did not distinguish it's value prop, instead it fed off of every single person who could fog a mirror and pass a licensing exam and took their dues 3 levels deep year after year, while they paid themselves richly, and lobbied for power in Washington. I say this being one of them. Three generations of NAR dues paying members in my family -and I'm ripely ready to see change. You may be someone who will answer with, "but Heather, the NAR does this and that", like, -largest lobby -professional code of ethics -continuing education But really. When agents and brokers leave NAR in droves, are the consumers really going to say, "But are you a "Realtor"? No. Because it means nothing. I'm not going to debate anyone that the industry needs professionalism, advocacy, and education. I will argue all day that NAR is inept to do the job.

I'm very interested by what HappyCo is doing in real estate technology right now with its open API marketplace. Speaks to the need for an all-in-one platform for property managers. Tech fatigue with real estate technology is real, especially at the property management level. People don't want to use another app for an app's sake. It needs to provide ease, purpose, and ROI. Need to have, not nice to have. And certainly not using a million different systems. That's exhausting and annoying. HappyCo is a primary maintenance platform, and a lot of Fifth Wall portfolio companies (Wreno and Propexo to name a few) have been teaming up with their "marketplace" -- a cloud-based platform for property operations and management. Their tool streamlines inspections, maintenance, and asset management, which enhances efficiency and compliance for property managers and owners. Great example of real estate technology from Jindou Lee and team on how centralization can improve real estate operations. #proptech

Holman’s proptech maxim #2: Automating, not digitizing, is the name of the proptech game. Automation is when you eliminate human involvement in a process or task with no loss in quality or output. Digitization is when you reduce or eliminate analog components of a task or process. Notice I didn’t mention quality or output for digitization. There’s an implied assumption that digitization leads to better outputs or quality. Most times, this is true. But sometimes it’s not. There’s a lot of poorly designed software where I’m convinced the analog version might be better. Let’s use resident chatbots as an example. They are a digitization of an analog process, not an automation. The process resident chatbots replace is the site team answering resident questions (and yes, if they use email, there's a digital component 🙄). However, they do not automate this process because the ability of the chatbot to handle even minor complexity is minimal, whereas most site teams can handle anything thrown at them. This process has been digitized, not automated. Arguably, the process has been made worse as resident chatbots with a poor handoff to the site team cause confusion and frustration among residents who want to know their issues are being handled. The loss in quality and output represents the cost of digitization. I'm not claiming that digitization isn't worth it, I'm claiming that digitization comes with costs that we often ignore. The counter might be that they've automated some simple, repetitive Q+A; thus, partial automation is better than no automation. IMO, this is a common trap prop-tech companies fall into - real, deep, unassailable value is delivered when you solve the hard problems. And if you find yourself breaking apart a client's process, looking at the easy parts and saying, "We can solve that," really ask yourself if you are moving the needle in any meaningful way. No, you are not. Of course, digitization is a necessary step on the path towards automation. Still, most prop-tech companies stop at digitization and don't fully consider what it means to automate, often because doing so would require a step-level improvement in the product and often time because you can sell the digitization now (and worry about churn later ).

Didn’t see this one coming…Yardi is buying WeWork! For the second time in as many weeks, a large tech player in multifamily buys a well-known company that is outside of their core business. At first glance, this might seem puzzling, but it indicates a trend in our industry: Companies are starting to think about how to build end-to-end ecosystems and embrace vertical integration (I can't say this is why Yardi made this move, but it is a trend to watch for). Why? 1. Deep Insights: There’s no better way to understand how to truly add value for B2B customers than by operating a business similar to theirs. 2. Data, data, data: In the age of hyper-personalization, data is the fuel that drives customer loyalty. 3. Consumer Preferences: Consumers are increasingly willing to pay a premium for ecosystems that are seamless, provide a consistent UX, and simplify their lives. Think Apple. 4. Innovation and Growth: Diving into new verticals helps companies break out of the incrementality rut and discover ways to disrupt and catalyze their core business. This is just the beginning. As more companies realize the advantages of vertical integration, ecosystems, and data-rich strategies to deepen customer relationships, expect to see further consolidation in the multifamily tech space.

Did "Moneyball" change the real estate industry? Kevin Marchetti said this during our keynote at Blueprint the other week, and I like the analogy the more I think about it. "Moneyball" tells the story of how the Oakland Athletics used data analytics to gain a competitive edge in baseball to be competitive with major market teams at a fraction of the cost. Kevin was responsible for a "Moneyball" of his own, transforming the anachronistic cold storage and logistics industry with data and technology to make dramatic efficiency gains with Lineage. As the real estate industry continues to embrace and adopt technology and data, which has become table stakes over the last decade, I think the "Moneyball-ing" of real estate will create entirely new asset classes, built on the backs of technology. #realestate #proptech

AI is already smarter than humans- it predicted the structure of 200 million proteins in less than a year which could’ve taken us a billion years. In a recent TED talk, Demis Hassabis, co-founder and CEO of Google DeepMind, highlighted the protein folding problem. Over the past 40 years, experimental biologists have pieced together ~150,000 protein structures. It takes one PhD student their whole PhD (4-5 years) to uncover one structure. But there are 200 million proteins known to nature. AlphaFold predicted the structures of all 200 million proteins known to science in less than a year. This might transform medicine discovery forever. What used to take years might take only months to discover. #ai #tech #innovation
