Asking #rents on 2-bedroom #multifamily units in Miami-Dade County continued to trend downward from historic highs achieved during 2021-2023, improving #affordability conditions for renters. The median asking rent in October $2,999, down 6% from the prior month and 10% from one year ago, based on about 7,000 listings in this county on the #MIAMI #MLS and Rental Beast. This is the first time the asking rent hit below $3,000 since July 2021 ($ 2,850). Asking rents are 43% higher compared to October 2019. Asking rents are likely to continue to moderate over the next three years, with nearly 25,000 units under construction, or 19% of the current stock, according to Cushman & Wakefield analysis. However, Miami-Dade's rental demand outlook is positive. #Job growth is at about 2% vs 1% nationally. Most of the jobs are in construction, education & health, and retail, where workers are more likely to rent than to own. Asking rents are $600/month less compared to the monthly #mortgage plus insurance and taxes. #singlefamily #rentals are in high demand in Southeast #Florida, propping up rent growth, while demand-supply dynamics continues to put downward pressure on #multifamily asking rents. Of 33 municipalities, 18 had stable/higher #singlefamily asking rents while only 8 had stable/higher #multifamily asking rents as of June 2024 from one year ago, according to #MIAMI #MLS and Rental Beast data. The rising demand for single-family homes indicates a desire for the amenities and lifestyle associated with #homeownership as elevated #mortgage rates and sustained #price appreciation have widened the gap between #owning to #renting by about $1000 per month. Single-family home #investors ( mom and pop) and institutional SFR developers/ investors could expect good investment returns given the strong demand for rentals. Meanwhile, #multifamily asking rents continued to decline y/y as new #deliveries outpaced net #absorption. In multifamily buildings with over 50 units, nearly 9,000 units were delivered into the Miami-Dade, Fort Lauderdale, and Palm Beach market areas, while 6,800 units were absorbed (net), according to Cushman & Wakefield data. However, the long- term outlook for multifamily asking rent growth is positive, as the area continues to see strong #job growth, elevated #migration from pre-pandemic levels, and recovery of net international migration and #tourism. The usual housing metric is the count of sales but dollar sales is just as important in assessing market growth especially in this unusual housing market where sales have contracted but prices continue to increase. In 2023, Southeast #Florida had 13 cities with at least one billion in sales, up from 7 cities in 2019 though the peak count was the market heyday in 2021 with 18 cities. The city of #Miami led all markets ($3.8 bn), followed by #FortLauderdale ($3.2 bn) and #MiamiBeach ($2.8 bn), #BocaRaton ($2.2 bn) and PortSt Lucie ($2 bn). Compared to the 2019 list, six markets join the list: #PalmBeachGardens, #DelrayBeach, #Jupiter, #CoralGables, #Hollywood, and #SunnyIsles. It's not a surprise to see these new six markets as these are high-end markets attracting wealthier buyers seeking high-end properties that offer amenities not found elsewhere. For example, #Jupiter is known as the golfing capital of the world (Jack Niclaus and Tiger Woods have homes here). #CoralGables is a historically affluent tree-canopied neighborhood. And #SunnyIsles has had luxurious resorts like Acqualina with branded residences under construction (Bentley Residences, Porsche Tower, and Armani Casa) A significant amount of household income has moved into Southeast Florida from out-of-state movers. In 2022, out-of-state movers had a total adjusted gross income of $28 billion based on MIAMI's analysis of #IRS #migration data ($10.8 billion outflow, so net of $10 billion). Million-dollar home sales now make up about 23% of sales in Miami-Dade, Broward, and Palm Beach, up from 8% in 2019. Over 70% of million-dollar condos have been purchased all-cash in 2024 as of September. Southeast Florida's coastline and beaches, lower effective real estate #taxes compared to New York or California, a strong #job market propelled by company #relocations from tech, finance, law, and leisure/hospitality companies, and the attractiveness of Southeast Florida among #foreign #buyers are positive demand drivers for Southeast Florida's housing market. #Southeast #Florida has always attracted high-end wealthy buyers, but more so since 2019. This unique feature of Southeast Florida's market has made the housing market resilient to rising #mortgage rates. In May 2024, 79% of Miami-Dade's areas (with at least 5 sales) saw a year-over-year increase in the median sales prices, with 33% posting double-digit gains. As the chart below shows, several #million-dollar markets have a #cash sales share of over 50% in May, such as #CoralGables (56%), #MiamiShores (56%), #MiamiBeach (70%), #KeyBiscayne (67%). The lowering of the state #tax on the rental of #commercial real estate from 4.5% to 2.0% starting June 1 and the potential decline in mortgage rates in 2025 are all positive factors for the #economy and the #housing market. Expect prices to continue rising.
