**Silicon Valley-Backed Voter Plan for New California City Won't Make November Ballot** A measure to create a new city in California, backed by Silicon Valley investors, will not appear on the November ballot. The California City Initiative, which aimed to create a sustainable city called "Green City" near the San Francisco Bay, failed to gather enough signatures to qualify for the ballot. The initiative sought to create a city with a focus on green technology, renewable energy, and eco-friendly living. Despite having the support of notable investors, the initiative fell short of the required 1.3 million signatures. “Democracy’s Illusion: How Identity Politics and Superficial Voting Undermine America’s Founding Ideals” Despite over 300 years of democracy in the United States, voting remains a deeply local and often intellectually superficial exercise. Politics in the U.S. is still more about identity and community ties than about informed decision-making. While the nation's founding principles emphasize an educated electorate, the reality is that many voters are driven by party loyalty, regional concerns, and cultural affiliations rather than a deep understanding of the issues at hand. The electoral system itself reinforces this localism. The structure of the Electoral College, gerrymandering, and the outsized influence of swing states mean that national elections often hinge on the preferences of a relatively small number of voters in specific locales. These voters, who may be influenced by local media, regional economic conditions, or cultural norms, can sway the outcome of national elections, even if their concerns do not reflect the broader national interest. Moreover, the complexity and inaccessibility of political discourse can alienate voters, pushing them toward simplified narratives or charismatic candidates who resonate on a personal or emotional level. This is not to say that voters lack intelligence, but rather that the system does not incentivize intellectual engagement with policy issues. Instead, it encourages a focus on local concerns, familiar names, and party lines. In this environment, voting becomes more about expressing group identity and less about a thoughtful consideration of the nation's direction. As a result, even after centuries of democratic practice, the intellectual rigor of voting in the U.S. remains limited, with localism continuing to dominate the political landscape.

The 10 fastest-growing housing markets in Arizona For decades, Phoenix has been the poster child of housing growth in Arizona. Now it’s the suburbs and exurbs’ time to shine as people increasingly turn to less dense, more affordable communities. But what are the fastest-growing housing markets in Arizona? MORE NEWS: Ranking Arizona: Top 10 home builders for 2024 Our recent study of housing trends in over 4,100 U.S. cities from 2013 to 2022 shows that suburban development is far outpacing urban growth, as once-idle communities are now brimming with new housing options. Among the major cities in Arizona, housing inventory in Phoenix has only increased by 6%, similar to Tucson. Chandler and Mesa are in the middle of the pack with 17% and 12% growth rates, respectively. Gilbert is growing the quickest among traditional Arizona hotspots, with a 24% increase in housing inventory. Meanwhile, the exurbs are stepping up. Here are a few key takeaways about the fastest-growing cities in Arizona Queen Creek in the Phoenix metro area leads Arizona’s housing expansion. Local housing stock grew to nearly 20,000 units in 2022, a 123% increase over the last decade. This housing boom is supported by a substantial population increase, the most rapid in Arizona. The area is now home to more than 64,000 people, a 128% jump from 2013. Queen Creek’s newfound popularity has also resulted in significant home price growth, with home values doubling over the same period. Meanwhile, incomes grew by 52%. The storage sector in Queen Creek grew by 54% during the same period, with most of the inventory built in the last decade (2010-2019). Buckeye is marching towards its goal of becoming America’s next great city. The population increased by 81% over the last decade and is now home to more than 95,000 people. The housing inventory expanded by 72%, reaching over 30,000 completed units in 2022. Home prices have nearly tripled over the last decade. New housing demand is supported by the growing remote work trend. The number of people working from home has almost tripled, growing from 5% in 2013 to 14% in 2022. There are three problems with this program. 1. It is blatant vote buying (regardless of who is elected), thus the recent acceleration in activity. As the article notes, political appointees make the ultimate decisions for this program. 2. Under the Biden administration, it has doubled down on EVs and solar; this has made the US more reliant on the China-dominated renewables industry 3. Eventually, we will understand what China, Russia, India, Brazil, Ghana, Ukraine, Pakistan, Indonesia, France, Sweden, Finland, the UK, and most of the rest of the world (with the notable exception of Germany) understand. If we want cheap, clean energy, we need to invest in nuclear energy, which this program largely ignores. NB: I don't know how The Wall Street Journal does fact-checking, but a 3% loan default rate is 50-100% above the norm for commercial banks in the US (reporter bias?). Scott P.
