The stable pace of transactions reflects a market that has adapted to post-pandemic realities.   Current trends show a sustained interest in spaces that support hybrid work models (with most employees in the office 2 to 4 days per week) and enhance operational efficiency, reflecting the ongoing prioritization of quality and flexibility in workspace solutions. As companies recalibrate their office requirements, premium, amenity-rich locations continue to attract tenants, driving a steady flow of leasing activities in remodeled office building with amenities.   As we approach the slower summer months, when leasing inquiries traditionally dip due to vacation season, we remain optimistic about the resilience of the market. This post is about the Madison office market, not golf. Golf and entertainment play a big part, of course. This is a great central location that is easy to get to from Downtown, East, West and South with unmatched visibility and great linkages that can easily accommodate the 250,000 visitors estimated annually. Continuing a trend we are seeing since the pandemic; this project will cause the demolishment of four Class C office buildings leased out to dozens of small businesses totaling 66,000 square feet along with the demolition of a 47,000 square foot corporate office building owned by WPS. Bottom line - this is a win-win in terms of reducing office inventory and providing a higher and better use. Math is fun. Especially when it comes to parking. Here's an equation on the conservative side: 374 parking spaces MINUS 295 luxury apartments (assuming fully occupied, but only 1 vehicle/unit) 8 owner-occupied condominiums (again, assuming only 1 vehicle/condo) 15 restaurant 8,500sf (staff with a manager, host, some servers and kitchen) 2 shoe store 3,300sf (staff) 5 med spa 3,300sf (staff) 2 taproom 1,000sf (staff) 47 parking spaces remain for residents that have more than one vehicle, staff for the apartment management and guests of the residents. Oh -and customers. Very conservative math...

Great snapshot of the U.S. industrial market from Craig Hurvitz, and good to see Columbus among the top net absorption markets. The third quarter saw an uptick in new leasing volume that has not yet taken occupancy and therefore has not affected vacancy/demand. It will be interesting to see what happens to rent/concessions as supply and demand continue to balance.

With persistent high interest rates and a wave of commercial real estate loan maturities, many urban office assets are facing receivership. While this is a challenge for current owners, it’s a massive opportunity for Minneapolis. I poured years of effort into the Dayton’s Project, and the owners had a great vision for our city that was unfortunately cut short by COVID-19. But receivership, while difficult, is a financial tool to stabilize distressed properties. Times are tough for nearly every real estate business, but different parts of the country report unique challenges and approaches. Inman Intel’s monthly gauge of industry sentiment reveals interesting regional disparities. 1. Inventory Shortage: Agents in the Midwest and Northeast are facing tougher inventory shortages, with 33% and 44% respectively listing it as their top business concern. 2. Commission Splits: Ultra-high agent splits are less common in the Northeast. Only 4.5% of agents here have splits of 90/10 or above compared to 17.9% in the Midwest, 34.4% in the South, and 30.6% in the West. 3. Buyer’s Commission Queries: A significant share of clients in the West (35%) are questioning the necessity of covering the buyer’s commission, more than any other region. 4. Brokerage Switching Trends: The Northeast sees the highest percentage (12%) of agents nearly certain to switch brokerages within the next year, while the Midwest has the lowest (3%). Understanding these regional differences is crucial for strategizing in today’s challenging market. As I stated in my recent industrial market commentary below, rent growth is likely to persist across most Milwaukee-area submarkets. With construction costs stabilizing, borrowing rates easing, and lending criteria loosening, could 2025 signal the return of speculative construction in the Milwaukee market? Not so fast. While new projects will continue to face close scrutiny, market performance through year-end will provide critical data that will set the stage for new development in 2025 (or a lack thereof). By the end of this year, if the market absorbs a meaningful portion of Class A vacancy, if rent growth continues, and if economic conditions hold steady, we may see renewed speculative construction activity in Milwaukee's most sought-after submarkets.
