Roofing update - it is happening - and you probably won't like it! Across Illinois, because of costly and persistent losses, insurance companies are changing their policy coverage on wind & hail damage to roofs. Some are refusing to write new business for roofs over 10 (sometimes 15) years old. Most are upping their deductibles from $1000 to $1500 (or $2500, or 1%, or 2% of the home's insured value - for a $500,000 home at 2%, that is a $10,000 deductible!). Many companies are compounding the hurt by adding a depreciation schedule that essentially stops replacement cost coverage. Once your roof gets to be 15 years old, or so, you'll get a very small claim settlement if it is damaged by wind or hail, if any settlement at all. What can you as a homeowner do? Starting now, include roof replacement among the many maintenance expenses you need to plan for in your household budget. If you do get a new roof, be sure to tell your insurance agent, you may get a premium rate reduction. Ask your independent agent if there are any alternatives out there (there are still some companies that don't ask roof age, but most of them do come out and inspect roof condition!).

We can't stress enough that some insurance agency owners just wait too long to sell their agencies. Many agency owners wait until they get a serious illness before selling. Furthermore, others wait until their revenues are declining before moving forward. Even more owners "ride out" the good times but don't put the effort into their agencies.
