Recent JLL research on the US healthcare sector has revealed some key insights and predictions for medical outpatient buildings. Major shifts continue to occur as demographic trends and technology changes drive demand toward outpatient care. Market trends have shown a steady demand, but financing challenges have suppressed construction, pushing occupancy rates and rents upwards. As for the market outlook in 2024, the continued shift to outpatient care will result in more clinical spaces in office buildings and retail centers. Outpatient volumes for ages 70+ will increase by 42% in the next 7 years. High construction costs present difficulties for healthcare providers who are already operating on thin margins. With the increasing demand for outpatient medical space, making the right real estate choice based on data and analytics will be more critical than ever. Real estate investing is also influenced: cap rates have risen since Q4 2022, creating value opportunities for well-capitalized buyers less sensitive to debt and high-interest rates. While transaction activity is currently slow, market experts predict an upswing throughout the rest of the year as the sector continues to tempt investors seeking stability as medical office rent growth has outpaced traditional office product. 2024 has been a pivotal year for data center M&A and investment, with Synergy Research reporting a bounce back from last year’s lull. After 2021 and 2022 set records with $50 billion in M&A activity, 2023 saw a sharp dip to $26 billion. Now, in 2024, we’re on track to surpass $40 billion, signaling robust confidence in digital infrastructure once again. This year’s major transactions are indicative of broader trends: ▪️ Blackstone’s recent deals - from AirTrunk’s $16 billion APAC acquisition to an $8.2 billion commitment in Spain—underscore the scale and velocity of hyperscale investment worldwide. ▪️ Blue Owl’s acquisition of IPI Partners has fortified its digital infrastructure position, adding $10.5 billion to its assets under management and focusing on AI-driven workloads. These transactions point to a couple of critical themes: first, a sustained demand surge in data center capacity, fueled by generative AI and an exponential growth in cloud and digital services. Second, private equity has doubled down, accounting for 85-90% of deal value in recent years, viewing data centers as recession-resistant investments. The momentum is global. For example, the recently announced Blue Owl-Crusoe partnership for a 200+ MW AI data center project in Texas reflects both scale and specialization. Designed to support GPU-driven AI models, this data center will harness sustainable energy resources, underscoring the trend toward greener, high-density AI infrastructure. John Dinsdale of Synergy sums it up well: data centers are now a safe-haven asset, and hyperscale demands will only continue to grow.
