A follow on thought to Jay's excellent note (as always) below. The filtering effect of residents moving up from lower quality apartments (C's) to (B's) and (A's) is happening but we also see a lot of these getting done with significant incentives - one to two months free rent and gift cards etc. While that puts 'heads in beds', the question is what happens upon renewal and do you have residents that can not afford the renewal that will not have incentives. A bit of a trade off for cash flow today versus potential turns or credit issues later. Pick your poison. "In the highest-supplied areas, we're seeing higher-income renters move up from Class B and C units, which in turn has led to bigger rent cuts in those segments in order to backfill those units. Improving affordability = widening demand funnel"

GTM in Multifamily is hard. Really hard. Risk tolerance is low Stakes are high Fixed expenses have soared Budgets are tight Innovation is accelerating There is very little room for a bad purchasing decision. BUT - there is still so much that we can improve in Multifamily. Resident experience, back office, role specialization. So how do innovators break through? How do they instill trust? IMO - the best investment that PropTech vendors can make right now is content. Not AI created generic content. Deep, thought provoking, insightful, thought leadership content, video content, key employee led content. Put your flag in the ground on exactly what problem you solve for - and own your category. Be there when your buyer searches with super strong buyer enablement. 76% of software purchases in Multifamily are made outside of the IT department. Buyers are craving information - they are craving transparency. Bold - but in Multifamily over the next few years I think that GTM will be the deciding factor on whether the start up survives or thrives. . . Doesn’t matter how good the product is.

In today's current housing market, more and more seniors want to hold onto their valuable real estate. "More than half (54%) of baby boomers have no intention of ever selling their homes... There’s a wide variety of reasons homeowners made this decision,” the survey results explained. “About half say their current home fits their lifestyle needs (52%) or they prefer to age in place (47%)," reports Clever Real Estate. This phenomenon of aging in place is definitely expanding and it'll be interesting to see how this impacts the future of housing. Because many baby boomers want to pass on their homes to their children or other family members, it could lead to fewer options for people who don't have this built-in inheritance of property. "We are not magicians. If there's no demand to deploy equity into this product currently, we will NOT be able to source #equity for the deal." This is a line I've been repeating often, on all types of #deals. But I've been repeating it most on ground-up development deals. There are tons of ground-up developments out there looking for equity right now. But there's just very little demand to #invest in them currently. For many reasons: 1) #Banks have pulled back on construction loans, so many groups are using debt fund money at 11-12% interest for the construction. Very expensive debt which increases downside. 2) Construction #costs remain high, even higher than what some already constructed deals are trading for. 3) #Rents are soft and in some cases, falling, making it impossible for the deals to pencil. So my advice to many sponsors looking for equity has been: If you own the land cash and don't have a clock, try and start the process to get a HUD D4 loan. It'll take a year, which is fine because you can't build in this market anyways. You'll get a better interest rate, no refinance risk, and higher leverage.
