The #Industrial Occupier panel was amazing but so was the Institutional #Developer panel and the #Logistics and #Transportation Pre-Conference. Some of what I learned: ·    56-0 The number of quarters of positive net absorption nationally for industrial properties ·    15 year moving average for national industrial vacancy is 6.4% and we are at 6.3% today ·    Leasing demand will reach equilibrium with deliveries (vacancy) by the middle of 2025 which will lead to lower vacancy and increasing rents ·    $250 Billion of institutional capital is sitting on the sidelines in what is a “down” market ~ largest volume in history with $120 Billion of it wanting to be in industrial assets ·    $1 Trillion will be invested in new data center development over the next five years according to BlackRock ·    Dr. Chris Thornberg on the economy ~ Consumer sentiment is at odds with economic reality ·    Government infusion of capital (Chips Act, Inflation Reduction Act) dumped $6 Trillion into the economy which increased the average household net worth by $350K ·    US Households saw an increase of 47% in net worth since the end of the Pandemic ·    8 Quarters of 2.8% or greater GDP growth And yet…Consumer sentiment remains low ·    The 10-year treasury rate will remain high due to quantitative tightening to help unwind the inversion in the yield curve keeping short term rates lower. As such, don’t expect long term debt to become cheaper any time soon. #GainingtheEdgeNIC

Insightful article from Lori Ann LaRocco at CNBC regarding the outlook for global Supply Chain volumes as we head into the end of the year. I'd say there is actually a triple threat with the ILA 01/15, Inauguration 01/20 and Lunar New Year 01/29 which will certainly increase import volumes in December and January. November and December are generally slow with a huge surge in January depending on Lunar New Year timing. As that is earlier than in most years, combined with the ILA and Tariff impacts it certainly looks like December will be busy and at least the first half of January may see some demand-based capacity restrictions. Not clear on the timeline for potential tariff dates, but CHR's projection is later in February which could mean volumes will remain high through then. Most indications point to a pretty significant slow-down following the 1Q2025 triple threat, so I expect to see upward spot rate pressure for the next few months followed by reductions going into the traditional slack months (and non-coincidentally BCO negotiation months) of March through May. #supplychain #triplethreat #internationallogistics https://lnkd.in/ey_SS_Un
